Job summary

Avanti Residential in Kansas is seeking a Service Technician to keep Kenilworth in excellent condition. You’ll prepare units for move-ins, complete electrical, plumbing, and HVAC work orders, repair appliances, and perform unit inspections.

The role requires 1+ year of relevant experience, a valid driver’s license, and strong communication skills. OSHA, EPA, and CPO licenses are preferred, and after-hours on-call responsibilities are part of the job with comprehensive benefits.

Qualifications

• High School Diploma or GED is preferred.
• 1+ year of relevant maintenance experience is required.
• OSHA, EPA, and CPO licenses/certifications are preferred.
• Strong written and verbal communication skills are essential.
• A valid driver’s license and up-to-date vehicle insurance are required.
• Background screening is required.

Responsibilities

• Prepare units for move-ins with electrical, plumbing, carpentry, masonry, and painting repairs.
• Complete work orders within 24 hours as directed by the Community Manager or Service Manager; report emergencies promptly.
• Be responsible for 24-hour emergency maintenance and on-call responsibilities.
• Perform grounds cleanup, sweeping, and light landscaping where possible.
• Manage snow removal (CO, KS, UT) or hurricane preparation and cleanup (FL).
• Demonstrate strong customer service skills and maintain professional communication with residents, vendors, and team members.

The Service Technician is responsible for keeping the appearance and operations of the property in excellent condition, both inside and out. Daily responsibilities include making ready units for new move‑ins, performing work orders (electrical, plumbing, HVAC, etc.), appliance repairs, unit inspections, updating logs as needed, and exterior maintenance. This role will respond to after‑hours emergencies (on‑call) as well.

What You’ll Do

• Prepare units for move‑ins with electrical, plumbing, carpentry, masonry, and painting repairs.
• Complete work orders within 24 hours as directed by the Community Manager and/or Service Manager and report any emergency work orders in a timely manner.
• Responsible for 24-hour emergency maintenance and on‑call responsibilities.
• Complete grounds pick up, sweeping, and light landscaping such as mulch and sprinkler head replacements when possible.
• Manage Snow removal (CO, KS, UT) or Hurricane Preparation and Clean up (FL).
• Demonstrates strong customer service skills and maintains clear, professional communication with residents, vendors and team members.

Requirements

• High School Diploma or GED preferred.
• 1+ years of relevant experience required.
• OSHA, EPA, and CPO license/certifications preferred.
• Written, verbal, and oral communication skills.
• Knowledge of facilities management and mechanical equipment.
• Pass criminal background screening prior to employment.
• Possession of a valid driver’s license and up-to-date vehicle insurance is required.
