Job summary

RangeWater Real Estate, LLC is seeking a Maintenance Technician to service and maintain our apartment communities in the Richmond area. You will respond to resident maintenance requests, perform make‑ready tasks for vacant units, and ensure safety standards are met across properties.

The role requires 1–3 years of apartment maintenance experience, strong communication skills, and proficiency with property management software.

Qualifications

  • High School Diploma or GED required; 1-3 years of apartment maintenance experience preferred.
  • Strong communication and delivery skills to connect with residents and team members at all levels.
  • Proficiency in internet, word processing, spreadsheets, and database reporting; experience with property management software (Entrata Yardi or OneSite) preferred.

Responsibilities

  • Completes assigned work orders from resident requests within 24 to 48 hours and conducts routine maintenance per policy and safety standards.
  • Performs make-ready tasks to prepare vacant apartments for leasing, coordinates with vendors, and documents tasks completed.
  • Supports cost‑saving by repairing components rather than replacing parts when feasible, and uses tools and materials efficiently.
  • Tracks inventory, accesses materials from maintenance shop, returns unused items to stock, and notifies supervisor about re-ordering needs.
  • Maintains timely and accurate documentation for service requests, aiding in traceability and accountability.
  • Periodically inspects contractor work to ensure quality and compliance with safety standards.
  • Complies with safety policies and attends safety meetings; completes required OSHA training and reports incidents promptly.
  • Demonstrates customer service by interacting respectfully with residents and responding to complaints with urgency.
  • Supports property inspections to identify safety and maintenance needs and communicates concerns to management.
  • Performs additional duties as assigned.

Work Hours and Work Environment

Schedule: 40 hours in a regular work week.

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm
Job Description
  1. Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  2. Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  3. Supports cost‑cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  4. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re‑ordering needs.
  5. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
  6. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
  7. Complies with RangeWater Residential’s safety and risk‑management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  8. Demonstrates customer services skills by treating residents and others with respect, interfacing face‑to‑face with residents and service team, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
  9. This includes the ability to work in a stressful environment and work peacefully with co‑workers and residents.
  10. Assists in conducting routine and periodic property inspections in person to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
  11. Other duties as assigned.
Essential Requirements
  1. Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.
  2. Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
  3. Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays.

Education and Experience

Licenses and Certificates Requirements

Licenses: Current Valid Driver's License Certifications: Maintenance Technicians must have EPA certifications Type I and II or Universal for refrigerant recycling as well as all certifications required by State and Local jurisdictions.

Physical Requirements

Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.

Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.

Travel Requirements

Routine local travel may be required to run business‑related errands including but not limited to meetings and training. Non‑local travel may be required up for business‑related responsibilities.
