Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to keep interiors, exteriors, and common areas in excellent condition. You will diagnose defects, perform repairs, and ensure safety and cleanliness across the property.

You will handle make-ready tasks for new moves, manage vendor coordination, and maintain accurate service records while upholding RangeWater’s safety standards and resident service excellence.

Qualifications

  • High School Diploma or GED required.
  • 1–3 years apartment maintenance experience preferred.
  • Strong communication and delivery skills.
  • Proficient with property management software (Entrata, Yardi, OneSite).
  • EPA Type I/II or Universal refrigerant certification required by state/local jurisdictions.

Responsibilities

  • Completes resident work orders within 24–48 hours and performs routine maintenance.
  • Completes make-ready process for vacant apartments (pre-move-out inspection, punch list, vendor scheduling).
  • Supports cost control by fixing parts rather than replacing when possible.
  • Manages materials from maintenance shop and notifies re-ordering needs.
  • Completes documentation for service requests accurately and timely.
  • Inspects contractor work to verify quality and compliance with standards.
  • Follows safety policies, attends OSHA trainings, and reports incidents promptly.
  • Delivers courteous customer service to residents and works well under pressure.
  • Assists in periodic property inspections and communicates safety concerns to management.

The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.Essential Roles You Will Play:Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.Complies with RangeWater Residential’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.Demonstrates customer services skills by treating residents and others with respect, interfacing face-to-face with residents and service team, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.Assists in conducting routine and periodic property inspections in person to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.Other duties as assigned.Work Hours and Work Environment (may vary by state and location):Schedule: 40 hours in a regular work week.Typical Site Hours of Operation(may vary by site)· Monday – Friday: 9am – 6pm· Saturday: 10am – 5pm· Sunday: 1pm – 5pmEssential Requirements· Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.· Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.· Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays.Qualifications Summary:To perform this job successfully, the requirements listed below are representative of the knowledge, skills, and/or abilities required. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).Licenses and Certificates Requirements:Licenses: Current Valid Driver's LicenseCertifications: Maintenance Technicians must have EPA certifications Type I and II or Universal for refrigerant recycling as well as all certifications required by State and Local jurisdictions.Physical Requirements:Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training.
