Job summary

Vivmark Residential is seeking a Lead Maintenance Technician to ensure the safety, comfort, and functionality of apartment communities. You will diagnose, repair, and maintain systems across HVAC, electrical, plumbing, and more while mentoring junior technicians and ensuring timely turnarounds for vacant units.

You will lead preventative maintenance, inspect properties daily, and uphold a strong safety culture, including hot work when required.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
• Valid drivers license.
• HVAC: CFC certifications required or willingness to learn.
• On-call schedule rotation with the team.
• Strong customer service with residents and team members.
• Ability to read policies and procedures including safety and maintenance docs.
• Ability to identify cleaning supplies and read SDS and chemical labels.
• Knowledge of PPE and proper safe usage.
• Basic understanding of emergency systems and shutoffs.
• Knowledge of paint types and tools.
• Commitment to safety and company standards; proactive problem-solving.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, and other systems.
• Assist with creating and organizing work orders and maintenance tasks.
• Complete assigned work orders promptly and to standard.
• Ensure vacant homes and garages are rent-ready with turnkey work as needed.
• Train and mentor Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain safety culture following Vivmark policies.
• Perform hot works (brazing, soldering, welding) per standards.

As a Lead Maintenance Technician, you will play a pivotal role in ensuring the safety, comfort, and overall functionality of our properties. Your expertise will be essential in maintaining and enhancing our residents' living experiences. The Lead Maintenance Technician is responsible for diagnosing problems and making repairs in order to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner.

• Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
• Assist with creating and/or organizing work orders and general maintenance tasks.
• Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
• Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
• Trains, mentors and oversees work/projects of Maintenance Technicians I and IIs.
• Conduct apartment Preventative Maintenance (PM).
• Inspect community’s grounds and buildings on a daily basis to identify maintenance needs.
• Maintain Incident and Injury Free safety culture by following all Vivmark's safety policies and procedures.
• Perform Hot Works, when applicable, including brazing, soldering, and welding within Vivmark's Standards.

As a Lead Maintenance Technician, you will also be eligible for extra benefits such as discounted housing where available and cell phone reimbursement.

You Have

• 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
• A valid driver's license.
• HVAC (CFC certifications required — or willingness/desire to learn).
• Ability to accommodate an on-call schedule in rotation with the team each month.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
• Capability to perform all tasks in a safe and efficient manner consistent with company standards.
• Strong problem-solving skills and initiative to address issues proactively.
• Strong familiarity with safety protocols and ability to perform hot work duties in compliance with company policies.
