Job summary

Sherman Associates is seeking a Maintenance Technician II to service Lincoln Park Apartments in Duluth, MN. The role covers routine upkeep, preventive maintenance, and safety-focused tasks across a 50-unit affordable complex.

The position requires a high school diploma or equivalent with 1-4 years in maintenance, and possibly a boiler license or CPO. You will respond to requests within 24 hours and participate in on-call rotations.

Qualifications

• High school diploma/GED with craft apprenticeship or equivalent experience.
• 1-4 years of maintenance experience, ideally in residential or commercial real estate.
• Boilers license or willingness to obtain one, if applicable.
• Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
• Must provide own hand tools and have a valid driver’s license.

Responsibilities

• Perform general maintenance including plumbing, electrical, HVAC, carpentry, painting and landscaping.
• Respond to work orders and resolve resident requests within 24 hours.
• Prepare and turnover vacated units within 24 hours; ensure cleaning and repairs are complete.
• Schedule and complete preventive maintenance for buildings and equipment.
• Diagnose issues, replace parts, test, and adjust as needed.
• Maintain exterior grounds and interior common areas in good condition.
• Assist in contracting outside vendors and bidding for projects.
