Job summary

Fairway Management, Inc. is seeking a Maintenance Tech II for our St. Louis properties. The role focuses on timely unit turns, repairs, and preventive maintenance to ensure resident satisfaction.

The technician will perform plumbing, electrical, HVAC, carpentry, and appliance repairs with a strong emphasis on safety and quality. Overtime and on-call duties may be required as needed.

Qualifications

• High School diploma or the equivalent.
• 3+ years of experience in multifamily, commercial, or hotel maintenance.
• Working knowledge in plumbing, electrical, basic HVAC, carpentry, appliance repair, painting, and building operating systems (eg. door entry systems, fire suppression systems, etc.).
• Knowledge of REAC and INSPIRE inspection preparation.

Responsibilities

• Troubleshoot electrical, plumbing, HVAC during unit turns and PM.
• Perform general repairs independently.
• Maintain curb appeal.
• Complete daily resident work orders.
• Be available for after-hours on-call.
• Conduct unit make readies including painting, carpet cleaning, and cleaning.
• Perform quarterly preventative maintenance checks.
• Assist neighboring properties as needed.
• Procure supplies from area vendors and operate a registered insured vehicle.
• Report to Regional Manager and Maintenance Superintendent.
• Travel for training and/or conferences.
• Maintain positive relationships with residents, vendors, staff.
• Flag health and safety concerns on site.
• Work overtime as needed.
• Engage in HUD and LIHTC maintenance training.

A non-extensive list of maintenance skills used in this role includes drywall repair, painting, plumbing, electrical, appliance repair, general building maintenance.

• Regularly troubleshoot electrical, plumbing, HVAC as part of completing unit turns, work orders, and preventative maintenance.

• Conduct unit make readies ensuring that they are completed in a timely manner. Work included in these tasks: painting, carpet cleaning, and general unit cleaning as needed.
• Preform quarterly preventative maintenance checks.
• Must be willing to assist neighboring properties in maintenance tasks.
• Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle.
• Reports to Regional Manager and Maintenance Superintendent for all delegated tasks.
• Travel to, and participate in, both regional and corporate training and/or conferences as required.
• Maintain positive and professional relationships with residents, vendors, and other staff members.
• Make the manager aware of any health and safety concerns on site.
• Must be willing to work overtime as needed and approved.
• Must be eager to train and learn company systems, engage in training programs on HVAC, safety training, and be engaged in HUD and LIHTC maintenance standard training.

Required Qualifications

• High School diploma or the equivalent

• HVAC EPA Type II Certification

Physical & Work Environment Requirements

• Must be able to perform all physical requirements of position including but not limited to being able to lift a minimum of 55 lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
