Job summary

Thrive Communities seeks a Maintenance Technician to service our Tacoma community. This 100% in-person role performs unit turns, routine repairs, and supports property operations with a focus on resident satisfaction.

You will work with leasing and management teams, follow safety protocols, and be part of a team ensuring timely, courteous upkeep of the property. Excellent problem solving and reliability are valued.

Qualifications

• 1+ years prior experience in a maintenance role, preferably in the property management industry.
• Some prior experience with unit turns, work orders, and/or appliance repair.
• Must have basic computer skills with the ability to input data and notes in English into software programs.
• Must be able to supply own tools.
• Drivers license may be required (ex: operating a golf cart on company property).
• Yardi experience is a plus.

Responsibilities

• Performs maintenance tasks such as unit turns and work orders.
• Partners with leasing staff and managers to ensure seamless communication and organization.
• Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
• Participates in safety meetings and abides by all OSHA,SDS safety requirements.
• Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
• Maintains grounds and professional appearance of the property.
• Inspects and helps coordinate all needed make-ready repairs and services.
• Emergency on-call is required as part of the position.
• Strives to exceed residents’ expectations for excellent customer service.
• Performs all additional duties assigned by Direct Manager, Maintenance Supervisor, Community Manager, or Regional team member.

Physical Requirements

• 100% in-person position. Must be available to be physically present at sites being supported.
• Stand, walk, crawl, bend, stoop, or sit alternatively depending on the specific needs of the day.
• Estimated 66% - 100% of time is spent on feet.
• Prolonged periods of sitting at a desk and working on a computer and/or speaking on a phone and radio.
• Ability to physically walk the property and units, which may include climbing stairs and navigating uneven surfaces or construction zones.
• Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.
• Ability to lift/move/push/pull up to 150 lbs. on occasion with a frequent need to lift/push/pull 25 lbs. - 75lbs.
• Works both indoors (majority of the time) and outdoors in all weather conditions.
