Catholic Housing Services is seeking a full-time Maintenance Technician to perform routine building maintenance, grounds tasks, and janitorial duties across CHS properties. You will work under the Property Manager and respond to tenant requests to maintain a safe and comfortable living environment.

Responsibilities include repairs to plumbing, electrical, and mechanical systems, preventive maintenance, and assisting with unit turnovers to ensure readiness for new tenants.

Qualificações

  • One year maintenance or related field experience.
  • Ability to learn plumbing, electrical, and lock systems.
  • Ability to work independently and manage multiple tasks.
  • Effective written and verbal communication.
  • Valid Washington driver’s license and reliable vehicle.

Responsabilidades

  • Receive and investigate maintenance requests for units and common areas.
  • Make repairs or refer to supervisor; may involve plumbing, electrical, carpentry, and lock repairs.
  • Complete maintenance request forms and report daily.
  • Assist with preventive maintenance and housekeeping turnover.
  • Ensure safety and educate tenants about proper unit amenities.

Overview

Catholic Housing Services believes everyone deserves the right to a safe, affordable place to call home.Inspired by this vision, CHSdevelops,ownsand manages affordable housing programs for low-income families and individuals; currently including 2,100 units of housing in 50 different buildings across Western Washington.Weprovidesupportive services for people who have experienced homelessness,low-incomeseniors, farm worker families, and those who have special physical and mental needs.

This is a full-time position (40) forty hours a week.Perform a variety of routine general building maintenance tasks, limitedgroundsmaintenance and janitorial duties.Occasionally,assistwith non-routine preparations on units for new tenants.Assistwithmaintainingbuilding security systems,immediatelyreporting problems to the Property Manager and/or the LeadMaintenanceand entering units only as directed by the manager within CHS guidelines.Seekto provide tenants with a safe,positiveand sanitary living environment. Perform these tasks with minimum supervision, applying solid work experience in this area.

This position offers a compensation range of $25.46 - $27.50 per hour (DOE)

Responsibilities
  • Receive and investigate requests for maintenance in apartment units,commonareasor to the exterior of buildings.
  • Make needed repairs, refer to supervisor, or contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs.
  • Complete maintenance request forms. Asappropriate, return one copy totenant. Returnadditionalcopies ofcompletedform to the supervisor at the end of each working day.
  • Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm tobuildingand/ortenant.
  • Understand the functions ofthe firecontrol, steam, water, and pump systems. Routinelyobservethese systems todeterminethat they are working properly.Assistin the education of other staff memberstothe function and maintenance of these systems.
  • Assistin preventive maintenanceprogramby oiling, replacing filters, cleaning, etc.
  • Obtain supplies, equipment, or services, which enable maintenance to be completed.
  • Movefurniture,changes light bulbs andassistswith pest control.
  • Assisthousekeepingdepartment in turning over vacant units.
  • Track maintenance work orders,vacancyand preventative maintenance on a computer spreadsheet.
  • Assistwith custodial duties incommon areasof the building.
  • As directed, perform interior and exterior repairs and painting.
  • Educate tenants about the correct use of apartment amenities.Respond to tenants and staff concerns about the maintenance of their apartments and the building as a whole.
  • Alert Management to non-maintenance concerns.
  • As requestedand according to availability, serve as back-up for on-call maintenance emergencies.
  • Contribute to the mission of Catholic Community Services and The Archdiocesan Housing Authority.
  • Support a positive, team-oriented work environment.
  • Perform other job-related duties as assigned.

  • Regularly able to perform duties as assigned.
  • Able to see well enough toidentifycleaning needs and complete to acceptable standards.
  • Able to use sound judgment in regular and demanding situations.

Job Conditions

This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectiousmaterial. Other exposures could include cleaning supplies, bedbugs, chemicals involved in pest control,paintand other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Working conditions include interruptions, crisis response, and regular interactions with individuals who are dealing with issues of chemical dependency and/or mentalillness, orare experiencing anger or frustration.

Qualifications
  • Oneyearmaintenance or related field experience.
  • Working knowledge or ability to learn, plumbing, electrical and lock systems.
  • Working knowledge or ability to learn repair of plaster, wall repairs, and painting.
  • Ability to work independently, prioritize work tasks, and follow through to the completion of the task.
  • Ability to communicate effectively verbally and in writing.
  • Ability to perform basic computer tasks.
  • Mustpossessand maintain a valid Washington driver's license,insuranceand dependable vehicle.
  • Good attitude with residents who may not be able to communicate in English
  • Ability to work within the mission,goalsandobjectivesof Catholic Community Services/ Catholic Housing Services.

Preferred Qualifications

  • Experience working witha diverse, low income, and/or farmworker populations in a residential environment.
  • Spanish speaking and/or writing skills.
  • Experience in customer relations.

Substitute Qualifications

May be substituted for one year of maintenance experience:

  • Certificate of completion from a technical college in general building maintenance.
  • Certificate of completion from a technical college in plumbing and electrical systems.
