Qualifications
- HVAC knowledge and light maintenance skills.
- Experience or ability to perform routine repairs.
- Willingness to participate in on-call schedule.
Responsibilities
- Diagnose and perform maintenance and repairs promptly and professionally.
- Ensure service requests meet Hawthorne standards.
- Repair and restore vacant apartments for move-in readiness.
- Assist with pool maintenance and cleaning.
- Complete preventative maintenance per company guidelines.
- Perform daily building and grounds upkeep and keep common areas neat.
- Maintain shop appearance for quick supply assessment.
- Promote positive relations with residents, coworkers and staff.
- Participate in on-call emergency service rotation as scheduled.
- Follow OSHA safety guidelines and company policies.
- Complete special projects as needed.

As Maintenance Technician II, you will handle work orders independently, assist with preventative maintenance, and support day-to-day upkeep across the community. This role requires HVAC certification and a working knowledge of routine repairs.
- High School or GED equivalent
- Two years of apartment maintenance experience preferred
- Valid Driver's License
- EPA/ HVAC Certification
- CPO Certification is a plus
- Diagnose and perform maintenance and repairs in a timely and professional manner.
- Assure all service requests are completed by Hawthorne standards.
- Repair and restore vacant apartments to make ready status in preparation for the next move-in as per company standard.
- Assist with pool maintenance and cleaning.
- Completion of preventative maintenance according to the guidelines outlined in company policy.
- Perform building and common area upkeep daily. Assist in keeping ground neat and free of litter, debris, and pet waste.
- Maintain shop appearance to facilitate quick assessment of supply inventory.
- Promote good professional relations with residents, co-workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees. Always maintain professionalism.
- Conduct on-call emergency service rotation as scheduled
- Follow safety guidelines in accordance with OSHA and company policy and standards.
- Complete special projects as needed.

Maintenance Technicians work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role will require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.
Maintenance Technician II – Specific Benefits: Maintenance Technician II is eligible for a monthly renewal bonus program, quarterly performance bonuses, and quarterly resident satisfaction bonuses in addition to their hourly compensation.
