Maintenance Technician I
The Maintenance Technician I position is responsible for the maintenance and general condition of RedPeak’s properties. Key responsibilities include property maintenance, preventative maintenance, maintenance service requests, property safety, security systems, monitoring the work of outside contractors, on-call, grounds work, and assisting with other maintenance tasks when needed.
Key Responsibilities
- Accurately diagnose and solve problems with cost-effective, long-term solutions.
- Perform maintenance work on the property, which may include electrical, HVAC, plumbing, and other related tasks; assists with grounds work when required.
- Coordinate and monitor the quality of maintenance work performed by outside contractors.
- Adhere to community on-call rotation requirements for emergency repairs or maintenance issues.
- Ensure prompt response to all service requests, including emergency situations.
- Identify the most efficient way to handle maintenance requests; effectively manage busy periods with high volumes of requests.
- Work consistently and remain engaged throughout the entire shift.
- Assist with daily inspections of community grounds and interior; address deficiencies immediately to ensure the community is safe, clean, and comfortable for residents, team members, and guests.
- Complete all required training, meetings, and programs.
Professionalism & Customer Service
- Maintain standards for staff uniforms, dress codes, hygiene, and appearance.
- Show up on time and be ready to work all shifts.
- Provide advanced notice when an absence is needed.
- Demonstrate professionalism in all forms of communication, including email, phone calls, video calls, and text messaging.
- Make all residents feel important and comfortable during interactions.
- Interact well with residents from all age groups and cultural backgrounds.
- Effectively manage issues so all residents are satisfied and have a good experience.
Property Security
- Install, maintain, and monitor security camera systems; install property locks, keys, and security access for residents and staff. Monitor vendor key checkout.
- Conduct regular inspections of property including vacant spaces; report and address suspicious activity or potential security issues.
Safety & Organization
- Maintain building safety systems, ensuring compliance with all company, local, city, state, and federal guidelines.
- Keep accurate, detailed, and timely maintenance records for all activities.
Skills and Qualifications
- General knowledge of electrical systems, HVAC, plumbing, electrical, and mechanical equipment.
- Strong communication skills and customer service to interact with team and residents.
- Track record of quality work.
- Strong time-management skills with the ability to change tasks quickly and frequently.
- Basic computer skills.
- Reliable transportation and valid driver’s license.
Education and Certifications
- High School diploma or equivalent.
Physical Requirements
- Ability to lift and move sizable weights.
- Ability to work for long periods on feet.
- Ability to work in confined spaces.
- Ability to work for long periods outdoors.
