Job summary

Graceada Management Co. maintains and manages apartment communities, seeking a Maintenance Technician to support the Maintenance Supervisor or Property Manager.

You will service units and grounds to uphold occupancy and NOI goals while maintaining a safe, high-quality living environment for residents and coordinating with property staff. The role covers plumbing, electrical, painting, drywall, carpentry, appliances, pools & life safety, plus preventative maintenance and emergency planning.

Qualifications

• GED or high school diploma required.
• Valid driver's license in good standing.
• 1 year related experience.
• Proficient in multiple apartment maintenance tasks including plumbing, electrical, painting, drywall, carpentry and safety systems.

Responsibilities

• Complete apartment make-ready work, troubleshoot and repair major and minor systems.
• Perform unsupervised, timely repairs for occupied apartments following standards.
• Provide administrative support for maintenance activities.
• Maintain maintenance journals and summaries promptly.
• Implement system changes based on maintenance journals to improve efficiency.
• Manage all aspects of property maintenance, contributing to occupancy goals.
• Work safely and report hazards according to safety policies.
• Participate in preventative maintenance and emergency planning.
• Assist in training staff for emergency operations.
• Contribute to achieving property financial goals through productive maintenance.
• When needed, perform groundskeeping and schedule outside vendors.
