Job summary

The Keith Corporation seeks a Maintenance Technician I to perform essential building maintenance at our Montreat property. You will execute electrical, plumbing, HVAC, carpentry, and general upkeep to ensure safety, reliability, and client satisfaction.

This is a full-time, non-exempt position with on-site work Monday through Friday; after-hours and on-call work may be required. You will document tasks, follow ACA compliance, and collaborate with the facilities team to resolve issues promptly.

Qualifications

  • High School Diploma or equivalent.
  • One year of progressive experience in repair/maintenance of a commercial building or related environment preferred.
  • Fluent in English (speaking, reading and writing) and valid driver’s license.

Responsibilities

  • Electrical: maintain lighting fixtures, ballasts and outlets; assist in complex repairs.
  • Plumbing: repair toilets, drains, valves, and water filters; perform preventive maintenance.
  • HVAC: change filters, lubricate motors, assist in HVAC repairs; clean coils.
  • General: maintain clean, safe mechanical rooms; complete work orders promptly.
  • Respond to on-call emergencies and support other trades as needed.

Job Title: Maintenance Technician I

Position Summary

The Maintenance Technician performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost-effectiveness, and service to the client and its occupants. This individual will maintain a high level of professionalism in addressing facility management issues, including responding to and resolving any client requests or concerns.

Essential Functions:

  • Electrical: Maintain lighting fixtures and ballasts
  • Electrical: Repair, replace, and/or maintain 115V convenience outlets
  • Electrical: Assist in more complex repairs and additions to electrical systems
  • Electronic systems (Fire alarm, security, timers): Ability to operate and perform tests
  • Plumbing: Repair flush valve on toilets and keep properly maintained
  • Plumbing: Perform corrective and preventive maintenance on all plumbing issues throughout the facility, including roof drains, storm drains, faucets, valves, and water filters
  • Plumbing: Clear drainage/sewage stoppages using appropriate equipment and methods
  • Carpentry: Repair and assemble furniture
  • HVAC: Change Ventilation Filters
  • HVAC: Perform lubrication of motors/pumps/fans
  • HVAC: Assist in the repair of HVAC system equipment
  • HVAC: Perform cleaning of refrigeration equipment coils
  • General: Maintain and clean mechanical rooms and equipment to maintain in like new condition
  • General: Complete corrective/preventative maintenance work orders in a timely and professional manner
  • General: Perform painting as needed/assigned
  • General: Perform cleaning/janitorial functions or supervise
  • General: Perform event setups and take-downs
  • General: Assist in installing new equipment for the facility
  • General: Respond to On-Call emergency repair work or after-hours
  • General: Maintain clean and organized work areas
  • General: Maintain supply and materials in stock, organize and replenish
  • General: Maintain and clean mechanical rooms and equipment
  • General: Assist other trades/technicians where assigned and/or needed
  • General: Ability to locate and shut off valves and electrical circuits in an emergency

Other Functions:

  • Attend and actively participate in staff/safety meetings
  • Maintain all logs per ACA requirements as applicable
  • Open, document action taken and close on demand and preventative maintenance work requests using a PC and PDA
  • Perform other assignments as needed and/or assigned
  • Strong interpersonal and problem-solving skills
  • Excellent verbal/written communication and presentation skills
  • Experience in leading the project management process
  • Proven record of providing excellent customer service

Technical Skills:

  • Understand and abide by all applicable Safety Data Sheets (SDS) procedures
  • Understand and abide by all Lock Out Tag Out procedures
  • Possess a working knowledge of MS Word, Excel, Outlook and PDA

Knowledge, Skills, Abilities:

Required

  • High School Diploma or equivalent.
  • One year of progressive experience in the repair and maintenance of a commercial building, educational environment, correctional facility or health care facility preferred.
  • This position will be required to perform at a semi-skilled level for at least one of the following: Electrical, Plumbing, HVAC, Carpentry; Painting; with the ability to learn and become skilled or semi-skilled at the others.
  • Fluent in English language to speak, read and write clearly
  • Valid driver’s license

Position Type / Expected Hours of Work

This is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.

Supervisory Responsibilities

No supervisory duties for this position.

Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.

Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.

Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.

Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.

The employee is regularly required to talk or listen effectively.
