Job summary

KW Property Management & Consulting is seeking a Maintenance Technician and Groundskeeper to maintain the exterior areas and grounds of the Naples, FL community. The role focuses on basic repairs, debris control, and ensuring a neat, safe environment.

The position requires documenting violations, completing work orders, and coordinating with the Property Manager to keep common areas clean and well-maintained, including safety procedures and emergency responses.

Qualifications

• Minimum two (2) years general maintenance or handy-work experience.
• Ability to quickly and easily navigate the property/building to perform tasks as required.
• Must be able to react and address emergency situations in a timely manner.
• Effective written and verbal communication skills.

Responsibilities

• Perform minor maintenance replacement and repair in areas of lighting and other minor building repairs noted during shift.
• Complete all required forms and work orders.
• Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.
• Report to Property Manager issues or violations to the Property Manager.
• Follow all standards policies and procedures with regards to emergency response by coordinating with Property Manager and/ or Fire Rescue/ Police services.
• Be familiar with the fire alarm system operations and report all incidents to management.
• Report any and all maintenance items which include leaks, broken equipment to the Property Manager utilizing Work Order Tickets.
• Sticker any/ all vehicles without the proper parking permit. Parking stickers are to be placed in the side window (on the driver’s side) following the Rules and Regulations of the Association.

The Maintenance Technician and Groundskeeper is responsible for maintaining the clean and neat appearance of assigned areas, focusing on the exterior of the property and its grounds. In addition, team member is responsible to document any violations of the community rules and guidelines.

Duties and Essential Functions

• Perform minor maintenance replacement and repair in areas of lighting and other minor building repairs noted during shift.
• Complete all required forms and work orders.
• Perform casual labor, such as walking the complex inspecting walkway etc, as directed by the Property Manager.
• Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.
• Report to Property Manager issues or violations to the Property Manager.
• Properly utilize and maintain golf cart and follow safety procedures prior to using this equipment.
• Assist in maintaining records of scheduled maintenance procedures.
• Follow all standards policies and procedures with regards to emergency response by coordinating with Property Manager and/ or Fire Rescue/ Police services.
• Be familiar with the fire alarm system operations and report all incidents to management.
• Report any and all maintenance items which include leaks, broken equipment to the Property Manager utilizing Work Order Tickets.
• Write reports of daily activities and irregularities, such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences.
• Inspect hallways, lobbies, ashtray, recreational rooms, restrooms, corridors, elevators, stairways, and other work areas for excessive debris and dispose of in designated areas.
• Remove debris from swimming pool patios and lock all restrooms and recreational rooms (after 10:00 PM).
• Respond to emergency maintenance requests as required and contact Property Manager.
• Sticker any/ all vehicles without the proper parking permit. Parking stickers are to be placed in the side window (on the driver’s side) following the Rules and Regulations of the Association.

Position requires frequent exposure to the outdoor climate and weather conditions.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

The employee is occasionally required to sit, stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 30 pounds or less. The position requires manual dexterity; auditory and visual skills; and the ability to follow written and oral instructions and procedures.

Position Type/Expected Hours of Work

Non-exempt (hourly) position. Days and hours of work are determined by the property. This schedule may change to accommodate the business needs of the property.
