Job Description

Open availability, including weekends and holidays. On call as needed for community emergencies. Wage offered $27 - $28.

Job Summary

The Maintenance Technician is a dependable, service-oriented professional who takes ownership of the community’s physical presentation and operational excellence, managing daily maintenance, repair, and aesthetic preservation for the entire property. Responsibilities range from exterior grounds to interior spaces to ensure peak condition for comfort and safety. This role reports to the Maintenance Director and supports maintaining a beautiful, safe, and fully operational community for residents, staff, and guests.

Essential Job Duties
  • Execute all basic general and preventative maintenance tasks and repairs (plumbing, electrical, HVAC, carpentry, landscape, painting, etc.) for the entire community, including grounds, common areas, and resident units, to ensure the facility is safe, fully functional, and visually appealing.
  • Promptly respond to and complete daily work orders, maintenance requests, and troubleshooting.
  • Prepare vacant apartments for new residents, including cosmetic and repair work (window treatments, paint, carpet cleaning, etc.).
  • Adhere to safety protocols and PPE requirements (e.g., Lockout/Tagout, gloves, masks, aprons).
  • Maintain clean, organized, safe work and storage areas; post necessary signs and store chemicals/paints securely.
  • Serve as the on-call point of contact for after-hours emergencies as directed when the Maintenance Director is unavailable.
  • Follow established procedures for handling, storing, using, mixing, and disposing of chemicals, cleaning solutions, and other hazardous waste.
  • Ensure all products are correctly sealed, labeled, and accompanied by Safety Data Sheets (SDS).
  • Maintain and ensure full operation and regulatory compliance of specialized equipment (pools, power tools, floor-cleaning equipment, fire/sprinkler systems, etc.).
  • Understand and comply with federal, state, and local regulations and company policies; report safety or sanitation issues to the Supervisor.
  • Monitor entry and exit points to help ensure overall property security.
  • Coordinate with contractors and vendors for larger tasks when requested.
  • Promote teamwork and open communication in line with MBK principles and core values.
  • Perform other duties as assigned by the Supervisor, Executive Director, or designee.
Education, License and Certification
  • High school diploma or GED preferred.
  • Vocation or trade school certification (e.g., building maintenance, general repair, HVAC/Plumbing) preferred.
Experience
  • 1+ years of mechanical, troubleshooting, and repair experience preferred; on-the-job training available for motivated candidates.
  • Prior experience in a healthcare, hospital, or senior living/residential setting is a plus.
Required Competencies
  • Knowledge of OSHA safety standards and basic fire/safety prevention is a plus.
  • Working knowledge of local building codes, life safety codes, and MSDS/Hazmat handling; ability to operate various tools and equipment safely.
  • Must be 18 or older and able to pass background clearances and health screenings, with negative TB results within the last 6 months.
  • Valid driver’s license and reliable transportation or equivalent method.
  • Effective communication skills in English; able to read, write, and follow directions.
  • Professional, courteous interaction with staff, residents, family members, and guests; strong customer-service orientation.
  • Strong organizational, problem-solving, and time-management skills; ability to work independently.
  • Maintain a positive, professional image in alignment with MBK values.
Physical Demands & Work Environment
  • Ability to work weekends, evenings, and flexible hours as service needs dictate.
  • Move throughout the community and between neighborhoods as required.
  • Physical ability to stand, walk, bend, kneel, climb ladders, lift, and perform manual tasks; lift up to 50 pounds and push up to 250 pounds as needed.
  • Assist in moving residents during routine transfers or emergencies when necessary.
  • Must have transportation or reliable means to reach locations.
