Job summary

Preferred Apartment Communities is seeking a Maintenance Technician to join our Virginia on-site team. You will perform repairs across appliances, plumbing, HVAC, electrical systems, gates, pools, and facilities to keep our communities running smoothly.

You will also respond to after-hours emergencies, prepare vacant units for new residents, maintain facilities, and provide courteous resident support while logging service requests and tracking contractor performance.

Qualifications

• 1–3 years of maintenance experience, apartment maintenance preferred.
• Refrigeration certification (Type II or Universal) required or obtained within 90 days.
• Valid driver’s license with reliable transportation and clean driving record.
• Ability to lift up to 50 lbs and move heavy items, climb ladders, and use hand tools.
• Comfort working at heights and in varied conditions while performing repairs.

• Prepare vacant units by completing all tasks required to make apartments rent-ready.
• Maintain facilities and inventory by keeping shops organized, stocking parts, and ensuring all amenity areas remain clean and operational.
• Provide resident support through professional communication, addressing complaints, delivering notices, and assisting with resident events.
• Handle administrative and contractor tasks such as logging service requests, updating databases, and monitoring vendor performance.

Requirements

• 1-3 years maintenance experience with strong troubleshooting and problem‑solving abilities; apartment maintenance preferred.
• Refrigeration certification (Type II or Universal) required or must be obtained within 90 days of hire.
• Valid driver’s license with reliable transportation and a clean driving record.
• Physical capability to lift up to 50 lbs, move 300‑lb items on wheels, climb 40‑ft ladders, and use hand tools, test equipment, and hand trucks.
• Ability to move heavy equipment such as appliances, laundry machines, building materials, and amenity equipment (often 100–300+ lbs), including up stairs when required.
• Comfort working at heights and in varied conditions while performing repairs, upgrades, and resident service tasks using ladders and other equipment.

Additional Information

• Expected pay range of of $22.00/hour-$23.00/hour. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job
