Responsibilities

• Perform routine and preventive maintenance throughout the community, including apartments, common areas, and building systems.
• Troubleshoot, repair, and maintain plumbing, HVAC, electrical, mechanical, and general building components.
• Perform plumbing-related maintenance and repairs (unclog drains, leak detection, fixture replacement, pipe repairs, water system troubleshooting). No license required.
• Respond promptly to resident and facility maintenance requests and emergency calls.
• Serve as a first responder to plumbing issues, equipment failures, and other maintenance concerns.
• Complete work orders accurately and promptly, documenting work performed and materials used.
• Coordinate with vendors and contractors for repairs, inspections, and specialized maintenance services.
• Follow OSHA and safety standards and participate in on-call rotations and renovations as needed.

We are currently seeking a skilled and reliable Maintenance Technician with plumbing skills to join our Building Services team supporting our Independent Living community.

Overview

The Maintenance Technician is responsible for performing a variety of preventive maintenance, repairs, troubleshooting, and general building maintenance throughout our Independent Living apartments, community facilities, and public areas.

This position requires a strong understanding of building systems, excellent problem-solving skills, and the ability to respond effectively to routine maintenance needs and emergency situations. Plumbing experience is highly valued, along with familiarity with HVAC, electrical, mechanical, and other building systems.

The Maintenance Technician plays an important role in maintaining a safe, comfortable, functional, and welcoming environment for our residents, staff, and visitors.

Key Responsibilities

• Perform routine and preventive maintenance throughout the community, including apartments, common areas, and building systems.

• Troubleshoot, repair, and maintain a variety of building systems and equipment, including plumbing, HVAC, electrical, mechanical, and general building components.

• Perform plumbing-related maintenance and repairs, including unclogging drains, leak detection, fixture replacement, pipe repairs, and water system troubleshooting. No plumbing license required.

• Respond promptly to resident and facility maintenance requests and emergency calls.

• Serve as a first responder to plumbing issues, equipment failures, and other critical building maintenance concerns within Independent Living areas.

• Complete work orders accurately and promptly, documenting work performed, materials used, and any follow‑up needed.

• Perform preventive maintenance inspections and identify potential issues before they become larger problems.

• Maintain tools, equipment, work areas, and maintenance supplies in a safe and organized condition.

• Assist with inventory management, including monitoring supplies, tools, and replacement parts.

• Coordinate with vendors and contractors as needed for repairs, inspections, and specialized maintenance services.

• Provide guidance and support to junior maintenance staff and assist with completing assignments safely and efficiently.

• Follow OSHA, fire safety, life safety, and other applicable safety standards and community policies.

• Participate in scheduled on-call rotations, emergency response, and shift coverage as needed.

• Assist with renovations, special projects, apartment turnovers, and capital improvement projects.

• Communicate effectively with residents, staff, supervisors, and vendors in a professional and courteous manner.

• Perform other duties as assigned.

Qualifications

• 3-5 years of experience in building maintenance, facilities maintenance, or a related skilled trade.

• Strong plumbing experience preferred; plumbing license is not required.

• Working knowledge of HVAC, electrical, mechanical, plumbing, and general building systems.

• Experience troubleshooting and repairing a variety of maintenance issues.

• Ability to read and follow work orders, technical manuals, equipment instructions, and safety procedures.

Education & Certifications

• High school diploma or GED required.

• Trade school or technical certification(s) preferred.
