Gumenick Properties, LLC is hiring a Service/Maintenance Technician to support interior and exterior upkeep of our residential properties in the Richmond area. The role covers apartment reconditioning, site safety, and responsive maintenance tasks across a multi-family community.

Ideal candidates have at least 1 year of property maintenance experience, HVAC certification is a plus, and strong communication and teamwork skills. Full-time with occasional weekend and on-call shifts is expected.

Qualifications

• At least 1 year of experience in property maintenance or equivalent.
• Available to work full-time Monday–Friday, occasional weekends and on-call emergencies.
• Skilled in the safe use of tools and equipment for general maintenance and repairs in a multi-family housing community.
• HVAC systems certification and interior/exterior painting experience a plus.
• Good reading and oral communication skills; able to reason, analyze information, and apply judgement to solve problems.

Responsabilités

• Inspect vacated apartments and inform supervisor of needed services and repairs.
• Report supply needs to supervisor.
• Respond to service requests and maintenance tasks including electrical, plumbing, and interior/exterior painting.
• Adhere to safety and maintenance standards for equipment operations, fire safety, and hazardous materials.
• Ensure business is conducted in accordance with company policies and fair housing laws.

Areas of Responsibility

The Service/Maintenance Technician is responsible for the following areas:

Apartment Reconditioning

• The Service/Maintenance Technician inspects vacated apartments and informs supervisor of needed services and repairs
• Reports supply needs to supervisor

Site & Safety Maintenance

• Responds to service requests and maintenance tasks including electrical, plumbing, interior/exterior painting
• Adheres to safety & maintenance standards established for equipment operations, fire safety, and the management of hazardous materials

Management Accountabilities

• Conducts all business in accordance with company policies and procedures, and appropriate government laws and regulations pertaining to employers and apartments
• Fully supports the goals and principles of federal and state fair housing laws

Requirements

The ideal Service/Maintenance Technician candidate will possess the following qualities:

• At least one (1) year' experience in property maintenance or equivalent

• Certified in HVAC Systems and experienced in interior and exterior painting a plus

• Ability to work outdoors, in all conditions, often for extended periods of time
• Team player
