JOB DESCRIPTION SUMMARY

This position performs technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  1. Completes work orders from resident requests and preventative maintenance by diagnosing issues, making repairs according to policies, safety standards, and codes.
  2. Prepares vacant apartments for leasing by conducting inspections, creating maintenance lists, scheduling vendors, obtaining supplies, and inspecting completed work.
  3. Manages materials and supplies by tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Documents work and maintains accurate records for service requests.
  5. Supports grounds and common area maintenance by cleaning, pressure-washing, and painting as needed.
  6. Supports cost control by repairing rather than replacing parts and practicing proper tool and material use.
Other Responsibilities
  1. Follows safety policies, participates in safety meetings, completes OSHA training, and reports incidents promptly.
  2. Inspects work by contractors and vendors to ensure quality standards are met.
  3. Conducts routine property inspections to identify safety concerns and communicates needs to management.
Required Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license for operating golf carts on property.

Compensation & Benefits

The hourly range is $21 - $23. Additional compensation may include bonuses based on performance, with details depending on the role and location.
