Cortland is seeking a Maintenance Technician to keep our multifamily communities safe, functional, and well-maintained in Marietta, GA. You will diagnose and repair electrical, plumbing, HVAC, appliances, and general building systems while supporting preventative maintenance and asset preservation.

You will respond to on-call rotations, work with residents and team members, and report recurring issues with recommended fixes. EPA certs and a strong maintenance background are required.

Qualifications

• EPA certification required.
• High school diploma or equivalent.
• 1–3+ years of maintenance, facilities, or multi-family housing experience.
• Strong technical skills in electrical, plumbing, HVAC, appliance repair, and building systems.
• Ability to prioritize tasks and manage multiple work orders.
• Strong attention to detail and problem-solving abilities.
• Ability to operate tools and maintenance equipment safely.
• Good communication and customer-service skills.

Responsabilités

• Diagnose, repair, and resolve maintenance issues involving electrical, plumbing, HVAC systems, appliances, flooring, stairs, railings, and other building components.
• Address unsafe conditions quickly and safely (e.g., broken lights, damaged gates).
• Monitor and report on building and security system conditions (doors, surveillance).
• Schedule and perform preventative maintenance on HVAC units and building systems.
• Maintain inventory of supplies and spare parts for timely work orders.
• Respond to on-call rotations and emergency maintenance.
• Provide friendly, professional service to residents and team members.
• Document completed work and report recurring issues to supervisor.

Role Overview

As a Maintenance Technician, you ensure the community remains safe, functional, and well‑maintained by diagnosing and repairing a wide range of building and apartment systems. You provide timely, high‑quality service to residents, support preventative maintenance programs, and help preserve the property’s physical assets through consistent care and attention.

• Diagnose, repair, and resolve maintenance issues involving electrical, plumbing, HVAC systems, appliances, flooring, stairs, railings, and other building components.
• Correct unsafe conditions such as broken lights, damaged gates, open holes, or other hazards, ensuring issues are addressed quickly and safely.
• Support asset preservation by monitoring and reporting on the condition of building and security systems such as automatic doors and surveillance cameras.
• Schedule and perform preventative maintenance on HVAC units, equipment, and building systems to improve performance and reduce downtime.
• Maintainappropriate inventoryof supplies and spare parts to ensuretimelycompletion of work orders.
• Respond to on‑call rotations and emergency maintenance situations,assistingwith both resident and property needs.
• Provide friendly, professional service when interacting with residents and team members.
• Document completed work and report recurring issues or safety concerns to your supervisor.

Qualifications

• EPA certificationrequired(Type I, II, or Universal).
• High school diploma or equivalent required.
• 1–3+years of experience in maintenance, facilities, or multi‑family housing.
• Strong technical skills in electrical, plumbing, HVAC, appliance repair, and general building systems.
• Ability to prioritize tasks, manage time effectively, and handle multiple work orders.
• Strong attention to detail and problem‑solving abilities.
• Ability to safelyoperatetools and maintenance equipment.
• Good communicationand customer‑service skills.
• Ability to perform physical work including lifting, climbing ladders, and working indoors/outdoors in various weather conditions.
• Willingness toparticipatein on‑call schedules and respond to emergencies.
