Cortland in Duluth, GA is seeking a Maintenance Technician to keep our multifamily communities safe, functional, and well‑maintained by diagnosing and repairing a wide range of building systems, supporting preventative maintenance, and preserving property assets.

Requirements include EPA certification (Type I, II, or Universal), a high school diploma, 1–3+ years in maintenance, strong electrical/plumbing/HVAC skills, ability to manage multiple tasks, on‑call availability, and good communication

• Good communication and customer-service skills.
• Ability to perform physical work including lifting and climbing ladders.

Responsibilities

• Diagnose, repair, and resolve maintenance issues involving electrical, plumbing, HVAC systems, appliances, flooring, stairs, railings, and other building components.
• Correct unsafe conditions and hazards quickly and safely.
• Support asset preservation by monitoring building and security systems.
• Schedule and perform preventative maintenance on HVAC units and building systems.
• Maintain inventory of supplies and spare parts to ensure timely work orders.
• Respond to on-call rotations and emergency maintenance situations.
• Provide friendly, professional service to residents and team members.
• Document completed work and report recurring issues to supervisor.

Role Overview

As a Maintenance Technician, you ensure the community remains safe, functional, and well‑maintained by diagnosing and repairing a wide range of building and apartment systems. You provide timely, high‑quality service to residents, support preventative maintenance programs, and help preserve the property’s physical assets through consistent care and attention.

• Diagnose, repair, and resolve maintenance issues involving electrical, plumbing, HVAC systems, appliances, flooring, stairs, railings, and other building components.
• Correct unsafe conditions such as broken lights, damaged gates, open holes, or other hazards, ensuring issues are addressed quickly and safely.
• Support asset preservation by monitoring and reporting on the condition of building and security systems such as automatic doors and surveillance cameras.
• Schedule and perform preventative maintenance on HVAC units, equipment, and building systems to improve performance and reduce downtime.
• Maintainappropriate inventoryof supplies and spare parts to ensuretimelycompletion of work orders.
• Respond to on‑call rotations and emergency maintenance situations,assistingwith both resident and property needs.
• Provide friendly, professional service when interacting with residents and team members.
• Document completed work and report recurring issues or safety concerns to your supervisor.
