Ghertner- is seeking a full-time Maintenance Technician to support apartment property upkeep and turnovers. The role emphasizes attention to detail and strong resident service as top priorities.

You will perform repairs, preventive maintenance, and inspections across HVAC, electrical, plumbing, and building systems. Qualified candidates have at least two years in apartment maintenance, can lift 70 pounds, and are comfortable working outdoors in various weather conditions.

Qualifications

Responsibilities

• Performs repairs, troubleshoots systems, and completes preventative maintenance.
• Completes apartment turnovers including removal and installation of cabinets, flooring, fixtures, water heaters, sinks, toilets, etc.
• Adheres to standardized diagnostic approaches for preventative maintenance, system troubleshooting, HVAC systems, and electrical circuits.
• Participates in on-call emergency rotation and responds to emergencies as needed.
• Assists in training Groundskeepers and entry-level Maintenance Technicians.
• Troubleshoots all property systems and performs or oversees repairs.
• Conducts maintenance-related inspections, including building and alarm systems inspections for REAC/HFA readiness.
• Inspects vacant units to ensure turnovers are completed.
• Tracks work orders and maintenance histories via maintenance software.
• Ensures tools and equipment are in good condition.

Description

Position Purpose: Help with the apartment property maintenance. This is a fast paced, full time position where attention to detail and our residents are #1 priority. Above average communication, time management and customer service skills are essential.

Key Responsibilities and Accountabilities

1. Performs repairs, troubleshoots systems, and completes preventative maintenance.
2. Completes apartment turnovers which may include removal and installation of cabinets, flooring, fixtures, water heaters, sinks, toilets, etc.
3. Adheres to standardized diagnostic approaches for preventative maintenance, system troubleshooting,
4. HVAC systems, and electrical circuits
5. Participates in on-call emergency rotation and responds to emergencies as needed
6. Assists in training Groundskeepers and entry-level Maintenance Technicians
7. Troubleshoots all property systems, and performs or oversees repairs
8. Conducts maintenance-related inspections, including building and alarm systems inspections. Assists in preparing property for inspections by Real Estate Assessment Center (REAC), Housing Finance Agency (HFA), and other regulatory agencies
9. Inspects vacant units, ensuring turnovers are completed.
10. Utilizes maintenance manual/software program to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance
11. Ensures tools and equipment are in optimum condition
12. Inspects subcontracted service providers and documents work and product quality
13. Walks the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
14. Removes snow and ice from sidewalks, walkways, steps, and driveways
15. Attends and completes all required training
16. Completes repairs as directed

Requirements

Position Requirements:

1. Minimum high school diploma or equivalent, tech or trade school is a plus.
2. A minimum of at least two year apartment industry experience to understand the challenges of maintenance within property management industry is required.
3. Be able to work independently and in a team environment
4. Stable job history, professional appearance
5. Exposure to ammonia, bleach, Freon, chlorine, etc.
6. Exposure to weather elements (outside work is routine)
7. Able to lift 70 pounds
8. Able to use ladders up to 40 foot
