Job summary

Qualifications

Centurion Residential is seeking an experienced Maintenance Technician to support two affordable senior housing communities in the Charlottesville, Virginia area.

The Maintenance Technician is responsible for maintaining safe, functional, clean, and well-maintained communities through timely completion of resident work orders, preventive maintenance, unit turnovers, inspections, routine repairs, and general property maintenance.

This is a multi-site position requiring regular work at both assigned communities. The successful candidate will be an experienced maintenance professional who can work independently, troubleshoot common residential maintenance issues, prioritize competing needs, and provide professional and respectful service to senior residents.

Multi-Site & On-Call Responsibility

The Maintenance Technician will work at both assigned communities according to an assigned schedule and the maintenance and operational needs of each community.

Regular travel between locations is required. A valid driver's license and reliable personal vehicle are required for this position.

The Maintenance Technician will also participate in after-hours on-call coverage and must be available to respond to qualifying maintenance emergencies in accordance with Centurion Residential's established procedures.

Key Responsibilities

• Perform routine maintenance and repairs in residential units, common areas, building interiors, exterior areas, and community grounds.
• Respond to and complete resident work orders accurately, professionally, and within established service expectations.
• Troubleshoot and perform routine repairs involving plumbing, electrical components, appliances, carpentry, hardware, fixtures, and general building systems within the Technician's experience and authorized scope.
• Perform routine HVAC checks and basic troubleshooting within the Technician's experience and training and promptly elevate issues requiring specialized or licensed service.
• Perform scheduled preventive maintenance and maintain appropriate documentation of completed work.
• Prepare vacant units for occupancy, including repairs, make-ready activities, minor patching and painting, fixture and hardware replacement, and coordination of specialized services when needed.
• Conduct and support routine inspections of units, buildings, common areas, grounds, equipment, and property systems.
• Identify and promptly report safety, maintenance, property-condition, or other significant concerns requiring management attention.
• Recognize when repairs require a licensed contractor, specialized expertise, additional authorization, or vendor support and promptly communicate those needs to the Property Manager.
• Maintain accurate work-order, preventive-maintenance, inspection, repair, and unit-turn documentation.
• Maintain maintenance areas, tools, equipment, parts, and supplies in a clean, organized, and secure condition.
• Coordinate with vendors and contractors as directed by the Property Manager.
• Maintain professional, respectful, and patient interactions with residents, particularly when entering occupied homes or responding to maintenance concerns.
• Follow applicable safety procedures, company policies, and property procedures.
• Participate in after-hours emergency maintenance coverage according to the established on-call schedule.

Required Qualifications

• Minimum offive years of progressively responsible residential, multifamily, commercial building, or comparable facilities maintenance experience.
• Demonstrated ability to independently troubleshoot and complete routine residential maintenance repairs.
• Working knowledge of basic HVAC systems and troubleshooting, with the ability to recognize when specialized HVAC service is required.
• Working knowledge of routine plumbing, electrical, appliance, carpentry, hardware, and general building maintenance.
• Experience with preventive maintenance, work orders, inspections, and unit turnovers.
• Ability to determine when maintenance work requires a licensed contractor or specialized service.
• Ability to independently organize and prioritize maintenance needs across multiple locations.
• Strong attention to safety, workmanship, cleanliness, and property appearance.
• Strong communication and resident-service skills, including the ability to work professionally, respectfully, and patiently with senior residents.
• Ability to use a smartphone, tablet, computer, or property management system to receive, update, and document maintenance activities.
• Valid driver's license and reliable personal vehicle for regular travel between assigned communities.
• Ability to participate in scheduled after-hours on-call coverage.

Preferred Qualifications

• Multifamily residential maintenance experience.
• Affordable housing maintenance experience.
• Senior housing maintenance experience.
• Hands-on HVAC maintenance or troubleshooting experience.
• Experience with apartment unit turnovers and make-ready activities.
• Experience with Yardi or another computerized property management or work-order system.
• Relevant maintenance, HVAC, electrical, plumbing, building systems, or facilities training or certifications.

Physical Requirements

This position requires regular physical activity associated with residential property maintenance, including standing, walking, bending, kneeling, climbing, reaching, lifting, carrying, and working in residential units, common areas, mechanical spaces, and exterior areas.

The employee must be able to safely use common hand and power tools and perform the essential physical functions of the position, with or without reasonable accommodation.

Additional Requirements

This position requires regular onsite work at two residential communities, travel between assigned locations, and participation in after-hours emergency maintenance coverage.

Because the position serves senior residential communities, the Maintenance Technician is expected to demonstrate professionalism, patience, discretion, and respect when interacting with residents and entering occupied homes.
