Job summary

Keystone is seeking a hands-on Maintenance Technician to care for our residential community in Indianapolis. You’ll perform preventive maintenance, handle work orders, and ensure units are ready for new residents through painting, drywall, and fixture checks.

Required are 2+ years of maintenance experience, EPA 608 certification, HVAC certification, a high school diploma, and a valid driver’s license. Excellent communication with residents and team members is essential.

Qualifications

• 2+ years of maintenance experience in residential property management or real estate.
• EPA Section 608 certification (Universal preferred).
• HVAC Certified.
• High school diploma or equivalent required.
• Strong organization and ability to prioritize multiple work orders.
• Good communication with residents and team members.
• Basic computer skills, including email and mobile apps.
• Valid driver’s license and reliable transportation.

Responsibilities

• Respond to and complete resident work orders promptly and professionally.
• Track and close out work orders; communicate status and timelines.
• Prepare vacant apartments, including painting, drywall, and fixture checks.
• PM and repair HVAC systems, plumbing, electrical, and carpentry tasks.
• Keep common areas clean, safe, and attractive; perform seasonal duties.
• Participate in on-call rotation for after-hours emergencies.
• Maintain inventory of parts, tools, and supplies; monitor costs.

What You’ll Do

Resident Service & Work Orders

• Respond to and complete resident work orders promptly, professionally, and courteously
• Track and close out work orders
• Communicate clearly with residents and the office team about repair status and timelines
• Prepare vacant apartments for new residents, including painting, drywall repair, flooring, fixtures, and appliance checks
• Complete make‑ready punch lists on schedule and perform final move‑in inspections
• Diagnose and repair HVAC systems, including heat pumps, furnaces, air handlers, condensers, thermostats, and filters
• Repair plumbing, including leaks, toilets, faucets, drains, garbage disposals, and water heaters
• Troubleshoot and repair appliances, including refrigerators, ranges, dishwashers, microwaves, and washers/dryers
• Perform electrical repairs, including outlets, switches, light fixtures, and breakers
• Repair or replace doors, locks, windows, cabinetry, countertops, blinds, and flooring
• Carry out scheduled preventative maintenance on buildings, equipment, and systems

Grounds, Common Areas & Seasonal Work

• Keep common areas, amenities, and grounds clean, safe, and attractive
• Perform seasonal duties such as snow and ice removal, winterization, and pool upkeep
• Inspect buildings, parking areas, and amenities regularly and report or fix issues

Safety & Compliance

• Test and maintain smoke detectors, CO detectors, fire extinguishers, and emergency lighting
• Follow OSHA safety practices and company safety policies
• Report hazards and help keep the property in compliance with local codes

Emergency Response & On-Call

• Participate in the on‑call rotation
• Respond to after‑hours emergencies, such as floods, no heat, or lockouts

Inventory & Purchasing

• Maintain inventory of parts, tools, and supplies
• Track maintenance costs and recommend purchases to the property manager

What You Bring

• High school diploma or equivalent
• 2+ years of maintenance experience in residential property management or real estate
• EPA Section 608 certification (Universal preferred)
• HVAC Certified
• Solid working knowledge of HVAC, plumbing, electrical, appliance repair, and carpentry
• Understanding of health and safety practices
• Strong organization and the ability to prioritize multiple work orders
• Good communication skills with residents and team members
• Basic computer skills, including email, work order software, and mobile apps
• Valid driver’s license and reliable transportation
• Ability to lift up to 50 lbs., climb stairs and ladders, and work in tight spaces and outdoor weather
