Job summary

HumanGood in Pasadena, CA is seeking a Maintenance Tech II to operate, maintain, and secure our building, grounds, and facilities, ensuring efficient plant operation. The role requires 3+ years in maintenance, a high school diploma, and a valid driver’s license, with bilingual English/Spanish or English/Armenian preferred.

Typical day includes responding to work orders, performing unit and public space maintenance, supervising contractors, and upholding safety standards.

Qualifications

  • 3+ years of previous experience in building maintenance or construction
  • High school diploma or equivalent required
  • Bilingual English/Spanish or English/Armenian preferred
  • Certification, license or equivalent as required under state/local regulation to operate or repair equipment is preferred
  • Current and valid Driver's License with clean driving record
  • Availability that includes evenings and some weekends

Responsibilities

  • Schedules work order requests and prioritizes accordingly
  • Maintains units and public spaces
  • Completes unit repairs and move-in inspections; supervises outside contractors
  • Maintains grounds, building, parking lots, sprinkler systems, and related facilities
  • Performs electrical and plumbing tasks as needed
  • Ensures safety practices of contractors, tenants, and visitors on site
  • Maintains records and enforces facility safety program
  • Keeps common areas clean and well-maintained
  • Incidents reported to supervisor; participates in on-call emergency schedule

The Maintenance Tech II performs work in connection with the operation, maintenance, and security of building, grounds, and facilities in order to ensure efficient plant operation.

  • Monday - Friday at 8:00 AM - 5:00 PM

Pay Range: $23.00 - $25.00/hour, depending on experience

To be successful in the role, you would have:

  • 3+ years of previous experience in building maintenance or construction, or equivalent required.
  • High school diploma or equivalent required.
  • Bilingual - English/Spanish or English/Armenian preferred.
  • Certification, license or equivalent as required under state and/or local regulation to operate or repair certain equipment in a technical field such as HVAC, building trades or building utilities program preferred.
  • Current & valid Drivers’ License and driving record free of major infractions.
  • Availability that includes evenings and some weekends.

A day in the life might include:

  • Schedules work order requests adhering to priorities;
  • Schedules and performs the maintenance of units and public spaces;
  • Completes all unit repairs, completes move-in inspections, schedules unit refurbishing by outside vendors, including painting, re-carpeting, etc; supervises activities of outside contractors, ensuring quality of work performed and adherence to established project specifications;
  • Performs the maintenance of grounds, building, parking lots, sprinkler systems, and fences and facilities;
  • Performs electrical work such as a repairing and replacing switches, receptacles, lights, and motors;
  • Performs plumbing installations and/or repairs such as repairing leaks, running new lines and plumbing fixtures, installing water heaters and commodes, repairing pipes, replacing valves, unclogging drains, and installing filters;
  • Secures or arranges for availability of necessary work orders, materials, equipment, tools, parts, and permits;
  • Participates in preventative maintenance program;
  • Cleans carpet and vinyl floor covering surfaces;
  • Establishes and maintains necessary procedure manuals and records;
  • Oversees safety practices of contractors, vendors, tenants, and guests on site;
  • Instructs contractors on work prior to commencing projects;
  • Inspects work upon completion of assigned tasks;
  • May assume command as detailed in the Disaster Plan in the event of a disaster;
  • Attends in-service training workshops and meetings as required;
  • Conducts work tasks safely and in compliance with the facility safety program;
  • Strips, seals, waxes and buffs floor surfaces and performs floor maintenance; cleans and shampoos carpets;
  • Ensure common areas are clean, including public restrooms, elevators, offices, public rooms, resident lounges; dusts, sanitizes and scrubs;
  • Empties trash receptacles; may deposit recyclable material in proper receptacles; picks up trash and keeps exterior perimeter clean;
  • Takes note of safety concerns and needed repairs; performs repairs or reports to supervisor;
  • Identifies and assesses problems and communicates to Administrator;
  • Participates in on-call emergency schedule;
  • Maintains accurate records.
  • Provides effective and courteous service to all residents, guests, and co-workers;
  • Performs related essential duties as required.
