Job summary

PeakMade Real Estate seeks a Maintenance Technician to perform on-site maintenance tasks at an apartment community, respond to service requests, and support the Maintenance Supervisor in keeping grounds, buildings and systems in top condition.

Requirements include a high school diploma or equivalent, 1+ year maintenance experience, and the ability to work a flexible schedule including weekends. EPA Type I/II certification is preferred, and you must reside within 30 miles of the property.

• Reliable transportation and rotating on-call schedule.
• ability to troubleshoot and repair HVAC, plumbing, electrical, appliances and all other systems.

Responsibilities

• Complete service requests and repairs thoroughly and promptly.
• Assist Supervisor with inventory of equipment, tools and supplies.
• Maintain excellent customer service standards.
• Follow safety policies and keep work area organized and clean.
• Maintain preventative maintenance schedule.
• Communicate effectively with residents, staff, vendors and supervisors.
• Adhere to budget guidelines and preventive maintenance programs.
• Maintain hazard communications program with Supervisor.
• Inspect grounds, buildings and community features to minimize liability.
• Ensure community condition meets safety and operating standards.
• Support curb appeal and move-ins/outs as needed.
• Perform scheduled maintenance per manufacturer guidelines.
• Keep accurate records and assist in daily cleanup of common areas.
• Participate in on-call emergency rotation.

Description

The Maintenance Technician will be responsible for performing a variety of maintenance tasks necessary to maintain and enhance the value of an assigned apartment community. This pinnacle role is foundational to the community’s success; the ideal candidate is a resident-focused team player with a strong technical aptitude who take pride in the work they perform.

What You’ll Do

• Ensure all service requests and repairs are completed thoroughly and in a timely manner
• Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels
• Maintain excellent customer service standards
• Comply with all personnel management policies and procedures and maintain an organized, clean and safe work area.
• Maintain preventative maintenance schedule
• Communicate effectively with residents, fellow employees, vendors and supervisors
• Work with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program
• Assist the Maintenance Supervisor with maintaining a hazard communications program
• Inspect grounds, buildings, and other community features as required to minimize liability concerns
• Ensure adherence to the company's safety and hazard communications programs, policies and procedures
• Work with Maintenance Supervisor to ensure that physical condition of the community is maintained according to company operating and safety standards
• Work with maintenance team to ensure excellent curb appeal at all times
• Assist residents with the move-in/move-out process as needed
• Assist with the scheduling and performance of all maintenance/repair-related turn events
• Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
• Address complaints and resolve issues in a timely and professional fashion
• Maintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model
• Assist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas
• Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
• Participate in on-call rotation for emergency service
• Perform additional tasks and responsibilities

What You’ll Need

• High school diploma or equivalent required
• At least one year maintenance experience, preferably in the apartment industry
• EPA certification Type I and II preferred
• Must live within 30 miles of the assigned property
• Must have reliable transportation and be able to accommodate a rotating on-call schedule as required
• Ability to work a varied schedule including weekends and holidays as required
• Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances and all other systems at community.
• Other licenses and certifications as required by local, state or federal law

Additional Qualifications

• Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
• All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
• Maintenance Technicians are expected to provide their own hand tools needed for their position.

Physical Activities

• Position requires ability to transport or move up to 50 pounds variable distances
• Use of ladders to access heights in excess of eight to nine feet
• The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
• Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees
• Frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks
