Job summary

YES Communities is seeking a Maintenance Technician to keep the community grounds safe, organized, and well-maintained. You will handle service requests, inspections, and assist with home refurbishments, while coordinating with management and residents to ensure satisfaction.

The role requires basic maintenance skills, a valid driver’s license, and the ability to work on-call. HVAC, electrical, plumbing, and pool operation experience are a plus, with a strong emphasis on safety and teamwork.

Qualifications

• Valid in-state driver’s license required.
• High school diploma or equivalent preferred.
• Previous home refurbishment or make-ready experience preferred.
• HVAC, Electrical, Plumbing, and Pool Operation experience are a plus.
• OSHA certifications or trainings are a plus.
• Proficiency in industry specific software/products including the use of electronic devices/tablets.

Responsibilities

• Maintain community grounds, common areas, and vacant lots; perform preventive maintenance and work-orders.
• Assist with new home delivery/set-up and report warranty/follow-up work to management.
• Respond to on-call emergency requests according to schedule.
• Read water meters, identify leaks, and coordinate fixes.
• Operate and maintain company vehicles per safety standards.
• Ensure safety by following OSHA guidelines and PPE policy.
• Assist residents and coordinate with vendors and team as needed.

Maintenance Technician Position Overview:

In this role, we are relying on you to keep the community grounds safe, organized, well-maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensuring the timely and satisfactory completion of service requests and inspections. You will also be a key player in the upkeep of community assets and grounds. Teamwork is also an essential key to success in this role.

Maintenance Technician Essential Functions:

• Maintain rental inventory through preventative maintenance, work-orders, and home refurbs.
• Keep the community grounds, common areas, and vacant lots clean and free of debris and trash.
• Complete all work in a timely manner, without sacrificing quality or safety standards.
• Respond to after-hour emergency calls according to on-call schedule.
• Read water meters, identify, and resolve leaks within the community as applicable.
• Organize maintenance facilities, tools, and equipment.
• Aid in new home delivery and set-up and report any warranty/follow-up work to management.
• Deliver resident notices as requested by management.
• Participate in all required team/safety meetings.
• Uphold OSHA standards and maintain Personal Protective Equipment as required by State law.
• Maintain safe winter road conditions through snow removal and de-icing when applicable.
• Operate and maintain all company vehicles according to compliance and safety standards.
• Communicate effectively with team members, vendors, and residents.
• Ability to work safely around pets, service animals, and wildlife.
• Additional duties as assigned by management and subject to change.

Maintenance Technician Physical Requirements:

• Ability to stand and walk for up to eight (8) hours per day
• Use of hands, including fingers, to handle or feel objects, tools, or controls in a repetitive motion.
• Capacity to reach with arms and hands overhead and in front of your body safely.
• Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spaces
• Ability to see clearly at both far and close distances as well as the capacity to adjust focus effectively.
• Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.
• Proper handling of potentially hazardous chemicals
• Must be able to climb ladders, occasionally up to an 8-foot ladder safely

Maintenance Technician Education and Experience:

• A valid in-state driver’s license is required
• A high school diploma or equivalent is preferred
• Previous home refurbishment or make-ready experience preferred
• HVAC, Electrical, Plumbing, and Pool Operation experience are a PLUS
• OSHA certifications or completed trainings are a plus
