Job summary

Eagle Rock Properties seeks a Maintenance Technician in West Springfield, VA. You will maintain apartments, exterior spaces, and common areas, handling HVAC, electrical, plumbing, and appliance repairs with attention to safety and quality.

You will manage make-ready processes, perform preventative maintenance, and support snow removal and grounds upkeep while providing reliable service to residents and coordinating with the Property Manager. On-call duties and weekend work are expected.

Qualifications

• 3–5+ years in trades, facilities, or residential building maintenance.
• Knowledge of HVAC, plumbing, electrical trades and appliance repair.
• Ability to maintain and repair building systems with safety.

Responsibilities

• Care for residents by timely follow-ups and completing service tickets.
• Resolve HVAC, electrical, plumbing, and appliance issues.
• Manage make-ready and turnover so units can be leased.
• Perform preventative maintenance to preserve building value.
• Oversee upkeep, grounds, and snow removal for safety and appearance.
• Support on-call rotation and emergency response when needed.

As a Maintenance Technician, under the direction of the Property Manager or the Maintenance Manager, you are responsible for the appearance and working order of individual apartments, exterior, and common areas.

Responsibilities:

In addition to your technical experience with Maintenance, electrical, HVAC, and mechanical systems and their maintenance and repair, you shall have proven customer service and leadership skills by:

• Showing care and concern for our residents through timely follow-ups and meticulous completion of their apartment service tickets
• Resolving maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair
• Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in
• Preserving the value of the building by consistently executing on preventative maintenance programs
• Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance
• Sustaining peak efficiency operation levels for all property components
• Adhering to applicable building, county, and safety codes/standards, while running an accident-free operation
• Working weekends and participating in the emergency on-call rotation

Qualifications:

• 3-5+ years of experience in the trades, facilities, and/or residential building maintenance
• Strong leadership aptitude and experience preferred
• Knowledge of risk management, OSHA, and MSDS
• Proficiency with HVAC, plumbing, electrical trades, and appliance repair
• Basic carpentry, drywall, and painting skills
• A safety mindset and an eye for detail
• A builder's mentality (know it like you built it!)
• Excellent communication skills, both written and verbal
• A sharp professional appearance
• Availability for emergency situations at the property, including an on-call rotation
• The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions

Requirements:

• Availability to work a flexible schedule, including weekends
• Rotating on-call responsibility for after-hours emergencies
• Valid driver's license and/or access to reliable transportation
• EPA Certification (Type I & II or Universal) recommended

Required Education:

• High school diploma or equivalent
• Trade school and/or military training or industry designation (CAMT or CAMT II)
