About the Role
As a Maintenance Technician at one of Proper’s subsidiary companies in Augusta, GA, you’ll play a critical role in maintaining the property’s physical infrastructure, ensuring safety, comfort, and an exceptional experience for residents. You’ll be hands‑on with repairs, maintenance requests, and preventative care of building systems. This full‑time, non‑exempt role is ideal for someone with technical repair experience, strong work ethic, and a passion for problem‑solving.
Key Responsibilities
Maintenance & Repair
- Complete daily service requests and work orders promptly and efficiently.
- Diagnose and perform repairs on HVAC systems, plumbing, electrical, and appliances.
- Conduct general carpentry, drywall, painting, and cosmetic repairs.
- Maintain and repair irrigation systems, sidewalks, and foundation areas.
- Assist with unit turnover and make‑readies for new residents.
Preventive Care
- Perform routine preventive maintenance on building equipment and systems.
- Ensure tools and safety equipment are properly maintained and utilized.
Safety & Compliance
- Follow company safety policies and OSHA guidelines at all times.
- Participate in on‑call rotation for emergency repairs.
- Support the maintenance team in upholding property condition standards and cleanliness.
Communication & Reporting
- Maintain accurate documentation of completed work, materials used, and time spent.
- Communicate effectively with residents, vendors, and team members.
- Participate in staff meetings, trainings, and safety briefings.
Education
- High school diploma or equivalent (preferred).
Experience & Skills
- 1+ years in property, facilities, or building maintenance in a supervisory role (required).
- Basic/intermediate knowledge in HVAC, plumbing, electrical, and general repairs.
- Experience working with tools, ladders, safety equipment, and light machinery.
- Excellent interpersonal, communication, and customer service skills.
- Self‑motivated, detail‑oriented, and able to work independently or in a team.
Licensing & Requirements
- Valid driver’s license and current auto insurance.
- HVAC certification (required).
- On‑call availability for emergency situations.
Compensation
We offer competitive compensation based on experience.
Schedule
- 8‑hour shifts
- Monday–Friday
- On‑call and overtime as needed
