Job summary

Retirement Housing Foundation in Smyrna, GA seeks a reliable Maintenance Technician to preserve the property's condition, grounds, and common areas. You will handle routine upkeep, respond to service requests, and participate in preventative maintenance programs.

You’ll manage the maintenance shop, follow safety standards, and communicate with residents, vendors, and the team to keep the community safe and well‑maintained.

Qualifications

  • Minimum of 2 years in the maintenance field.
  • Strong understanding of mechanical, electrical, HVAC and plumbing systems; ability to read and interpret technical manuals.
  • Skilled in using hand and power tools for repair and maintenance tasks.
  • Must be able to frequently lift up to 50 lbs and perform prolonged standing, walking, bending and kneeling.
  • Basic leadership principles with ability to work independently or as part of a team.
  • Strong problem-solving skills for troubleshooting issues.
  • Familiarity with property management software such as RealPage Maintenance Facilities.
  • Basic proficiency in English for effective communication.

Responsibilities

  • Maintain the interior and exterior appearance of the buildings and property through daily maintenance and janitorial duties in common areas.
  • Complete unit turnovers within 3 days of move-out, as needed.
  • Perform painting and preventative maintenance tasks per schedule.
  • Assist in inspections and respond to work orders, prioritizing by urgency.
  • Address maintenance emergencies, including after-hours as needed.
  • Diagnose and troubleshoot mechanical, electrical, HVAC, and plumbing issues.
  • Coordinate with the landscape contractor and vendors to ensure quality work.
  • Follow safety protocols and ensure regulatory compliance.
  • Provide excellent customer service to residents and staff.
  • Keep the maintenance shop organized and secure property keys.

Job description

Job Summary

In this critical role at Benson Manor, a 50‑unit residential community located in Smyrna, GA, you will be responsible for maintaining the physical condition of the property, including buildings, common areas, and grounds. This position supports overall property operations through general maintenance, timely completion of service requests, and participation in apartment turn‑key processes and preventative maintenance programs. The ideal candidate will manage the organization and inventory of the maintenance shop and storage areas, adhere to all safety standards and practices, and communicate effectively with residents, vendors, and team members to ensure a safe, clean, and well‑maintained community environment.

Duties And Responsibilities
  • Building and Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
  • Unit Turnovers: Complete unit turnovers within 3 days of move‑out, as necessary.
  • Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.
  • Inspections: Assist in apartment and systems inspections as required.
  • Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
  • Maintenance Emergencies: Address maintenance emergencies, including after‑hours, weekends, and holidays as needed.
  • Troubleshooting: Diagnose and troubleshoot mechanical, electrical, HVAC, and plumbing issues, including appliance repairs.
  • Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
  • Safety and Compliance: Follow safety protocols and ensure compliance with all relevant regulations.
  • Customer Service: Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
  • Maintenance Shop Organization: Keep the maintenance shop neat, free of clutter, and well organized daily.
  • Property Security: Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.

Requirements
  • Experience: Minimum of 2 years in the maintenance field.
  • Technical Knowledge: Strong understanding of mechanical, electrical, HVAC, and plumbing systems. Ability to read and interpret technical manuals.
  • Tool Proficiency: Skilled in using hand and power tools for repair and maintenance tasks.
  • Physical Requirements: Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance, and endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.
  • Leadership and Teamwork: Basic understanding of leadership principles with the ability to work independently or as part of a team.
  • Problem‑Solving Skills: Strong logical thinking and problem‑solving skills for troubleshooting issues.
  • Software Knowledge: Familiarity with property management software such as RealPage Maintenance Facilities.
  • Communication Skills: Basic proficiency in English for effective communication.
Compensation

Actual base salary considers several factors including but not limited to geography, job‑related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. The role is considered non‑exempt and may be eligible for overtime pay in accordance with federal and state law. The position is scheduled for 30 hours per week, eligible for a full benefit package. The anticipated base pay range for the position is $25.00–$25.00 per hour.

Employees working less than 30 hours per week are not eligible for RHF benefits unless otherwise specified under applicable state or federal laws. Eligibility for specific benefits may vary depending on the position, work schedule, and location in accordance with federal and state labor laws.
