Job summary

Avenue5 Residential is seeking a Maintenance Technician to address a broad range of apartment and property maintenance duties and to uphold the highest standards in customer service and curb appeal for the property.

You will perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC and grounds, carry out preventative maintenance, manage the work-order system, assist with emergencies, ensure safety, and communicate clearly with leadership and residents.

Qualifications

  • High school diploma or equivalent required.
  • At least 1 year of experience in property management or related field.
  • General maintenance and general carpentry skills.
  • Valid driver’s license, clean driving record and current auto insurance.
  • Ability to read, write and understand English.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time-management skills.

Responsibilities

  • Perform maintenance across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
  • Carpentry duties: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.
  • Carry out preventative maintenance: siding, painting, lighting, sprinkler, pool, elevator work.
  • Maintain work-order system and ensure timely completion and resident satisfaction.
  • Inspect property grounds and common areas to maintain safety and cleanliness, identify issues.
  • Assist with property emergencies (snow, weather, fires, floods).
  • Communicate with maintenance leadership about all issues.
  • Promote safety and risk management per rules and regulations.
  • Participate in on-call/after-hours assignments with responses times.
  • Promote curb appeal and courteous resident interactions.
  • Foster positive relationships with residents and other properties.

Job description

Maintenance Technician

We are looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.

Responsibilities
  • Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as wallboard repair, countertop and cabinet replacement, finish carpentry, window and glass repair, door and lock repair, and ceramic tile repair.
  • Carry out proactive preventative maintenance such as siding, painting, lighting, sprinkler, pool, golf‑cart, and elevator work.
  • Maintain the work‑order system by verifying that all orders are completed in a timely manner to company standards and resident satisfaction.
  • Inspect property grounds, buildings, and common‑area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
  • Assist with property emergencies such as snow removal, inclement weather, fires and floods.
  • Promptly communicate with maintenance leadership concerning all maintenance issues at the property.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Participate in emergency on‑call/after‑hours maintenance assignments, adhering to established response times and addressing emergency issues appropriately.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interacting courteously and professionally with current and potential residents at all times.
  • Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
  • Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
  • Adhere to all components of the company risk management program.
Education & Experience
  • High school diploma or equivalent is required.
  • At least one year of experience in the property management industry or directly related field.
  • Possess general maintenance and general carpentry skills.
Skills and Requirements
  • Must maintain a valid driver’s license, clean driving record and current auto insurance.
  • Ability to read, write and understand English.
  • Ability to use general office equipment such as telephone, fax machine, printer, copier, and key‑track system.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Ability to perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Must maintain a professional appearance and comply with prescribed uniform policy.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
