Independent Management Services is seeking a Maintenance Technician at Market Place Apartments in Rock Hill, SC. The role involves handyman duties, preventive maintenance, and on-call coverage to ensure a clean, safe, and well-maintained community.

Responsibilities include completing service requests, reconditioning vacant units, grounds care, and coordinating with on-site supervisors to uphold property standards.

Qualifications

• Basic knowledge of plumbing and general repair.
• Ability to prioritize work orders based on need.
• Strong troubleshooting and problem-solving skills.

Responsibilities

• Complete resident service requests and preventive maintenance.
• Recondition vacant units including painting, basic repairs, cleaning.
• Keep grounds clean and well-groomed; remove litter.
• Maintain weed-free landscaping.
• On-call duties after hours, weekends, holidays in rotation.
• Respond to resident requests for 24-hour emergency service.
• Monitor inventory and supplies.
• Snow removal: salting roads, walkways, and parking areas.
• Maintain community appearance.
• Report to Site Manager or Maintenance Supervisor.
• Participate in ongoing maintenance education and training.

Responsibilities:

• Complete resident service requests and preventive maintenance tasks.
• Timely reconditioning of vacant units, including painting, basic repairs, and cleaning.
• Ensure property grounds are well-groomed and free of litter and unsightly garbage or clutter.
• Ensure property grounds are free of weeds and overgrown vegetation.
• Perform after-hours, weekend, and holiday on-call duties in rotation with other Maintenance personnel.
• Respond to all resident requests to ensure 24-hour emergency service.
• Monitor inventory and maintenance supplies, as necessary.
• Snow removal includes salting main roads, walkways, and parking areas throughout the community. (Where Applicable)
• Create and maintain a well-groomed community appearance.
• Reports directly to the Site Manager and/or Maintenance Supervisor.
• Participate in ongoing maintenance education and training.

Job Requirements:

• Must be customer service oriented.
• Working knowledge of basic maintenance concepts (plumbing, repair, etc.).
• Must have own tools to perform job task.
• Basic knowledge of commercial/small grounds equipment and supplies.
• Ability to prioritize work orders and projects based on need.
• Possess a high degree of troubleshooting and problem-solving.
