The Maintenance Technician II is responsible for the maintenance and repair of equipment, utilities, and systems supporting cGMP Manufacturing, Laboratories, Warehouse, and commercial office space. Perform planned and corrective maintenance according to written instructions, diagnose issues in real-time, propose corrective solutions, and complete related Facilities GMP documents. Ensure safety and compliance of all applicable systems.
Shift is Monday to Friday from 7am to 3:30pm or 8am to 4:30pm.
Specific Responsibilities:
- Support installation and start-up of Facilities equipment during construction fit-out.
- Demonstrate understanding of HVAC, mechanical, electrical, and process utilities systems; troubleshoot and repair.
- Perform repairs, installations, and upgrades to building components, including plumbing, electrical, HVAC, carpentry, painting, furniture, flooring, and general repairs.
- Read and interpret engineering and architectural drawings, including floor plans, ceiling plans, power plans, panel schedules, P&IDs.
- Install/reconfigure furniture and equipment; coordinate personnel moves within the facility.
- Ensure safety of personnel and equipment within the facility.
- Monitor and respond to alarms from the Building Management System, including off-hours and weekends.
- Develop spare parts plans; maintain and track inventory to support maintenance and operation.
- Manage work order requests and ensure repairs comply with building codes.
- Maintain records on equipment notices, upgrades, and safety issues.
- Establish programs for increasing uptime and resolving equipment issues affecting manufacturing.
- Work with external vendors for equipment service or repair.
- Conduct routine inspections; diagnose and repair faults.
- Other duties as required.
Education and Qualifications:
- Associates Degree / Trade School / Technical Certification (HVAC/R, Electrical, Plumbing).
- Philadelphia Engineer Grade A License.
- 6+ years of related Facilities and Maintenance experience preferred; experience in cell therapy manufacturing or BioPharma/Life Sciences (GMP) highly desirable.
- Background in operation and maintenance of chiller/boiler plants, pumps, and AHUs.
- Experience with electrical systems, including Emergency Generators, ATS, and Switchgear.
- Experience using Computerized Maintenance Management Software (Blue Mountain).
- Experience with Building Management Systems and Environmental Monitoring Systems (Siemens Desigo or Insight).
- Excellent communication skills.
- Valid driver’s license.
Physical Requirements:
- Stand for long periods; squat, crawl, climb ladders.
- Lift 50 lbs.
