Job summary

Dial Senior Living in Omaha seeks a Maintenance Technician for full-time day shifts, including weekends, to maintain the physical condition and appearance of the community. You will diagnose issues across HVAC, electrical, plumbing, and other systems, perform repairs, and ensure safety standards are met.

You will support residents, respond to requests promptly, and may supervise outside vendors. A high school diploma, 18+ years, and at least one year in property maintenance are required.

Qualifications

  • High school graduate or GED.
  • Must be age 18 or older.
  • At least one year experience in property management maintenance.
  • Valid driver's license.
  • Handyman skills.

Responsibilities

  • Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features and waste management systems.
  • Complete assigned service requests and repairs safely and promptly.
  • Perform turn-key work to make vacant apartments rent-ready.
  • Maintain customer service and respond to resident requests to resolve issues.
  • Assist with emergencies by following procedures and notifying appropriate personnel.
  • Ensure compliance with all applicable laws and company standards.
  • Drive company vehicle as needed to various destinations.
  • May supervise outside vendors or contractors.
  • Occasional weekend work for events or emergencies.
  • Other duties as assigned.

Position Overview

This position is responsible for executing maintenance requests by diagnosing problems and making repairs in order to maintain the physical condition and appearance of the community according to operating and safety standards.

Essential Job Responsibilities
  • Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems.
  • Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a safe and timely manner.
  • Perform turn-key work as required to ensure vacant apartment homes are rent ready in a timely manner.
  • Maintain customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints, following through to ensure issue is resolved.
  • Assist with emergency situations by following established procedures and notifying appropriate personnel. Promote safe work practices amongst community team.
  • Ensure compliance with all applicable federal, state, and local laws, and company standards.
  • As requested, drive company vehicle from community to social and other various destinations.
  • May supervise the work of outside vendors or contractors.
  • Occasional weekend work for special events, snowstorms, or maintenance emergencies.
  • Other duties as assigned.
Education, Experience And Other Requirements
  • High school graduate or GED
  • Must be age 18 or older
  • At least one year experience in property management maintenance
  • Valid driver's license
  • Handyman skills
Knowledge, Skills, And Abilities Required
  • Promote teamwork in providing services to residents.
  • Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders, and safety equipment.
  • Knowledge of and ability to handle and use chemicals and general cleaning supplies.
  • Ability to be on-call as required by work schedule, and work flexible hours including evenings, weekends, and holidays.
  • Able to multi-task competing priorities and perform tasks accurately in a fast paced working environment.
  • Perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division to do basic calculations and analysis such as estimating, determining averages and percentages, and totals.
  • Strong customer service and interpersonal skills.
