Job summary

Providence Housing Development Corporation in New York is seeking a full-time Maintenance and Grounds Technician to keep our properties safe and welcoming.

You will perform day-to-day janitorial and maintenance tasks, handle common area care, basic repairs, and coordinate with vendors, while ensuring timely completion of work orders.

A High School Diploma is required, NY driver license, and 1+ years of experience; growth opportunities in a mission-driven nonprofit.

Qualifications

  • High School Diploma or equivalent required.
  • Valid NY State Driver License and access to reliable vehicle.
  • 1+ year of building and grounds maintenance experience; trade training desirable.

Responsibilities

  • Maintain common areas including lawn mowing, hedges, and snow removal.
  • Clean and inspect areas per maintenance calendar; keep area tidy.
  • Schedule and coordinate outside contractors for on-site tasks.
  • Assist with laborer and vendor coordination under Property Manager guidance.
  • Perform basic repairs to plumbing, electrical, carpentry, and painting.
  • Maintain inventory of tools and supplies; place routine orders.
  • Move furniture and equipment; use mechanical aids for heavy loads.
  • Respond to alarms and emergencies and secure the building.

Schedule: Mon – Fri 8am – 4:30pm

Salary: $23-$25 an hour

General Description

Provide day-to-day janitorial and maintenance services to the assigned property(ies)

Essential Duties and Responsibilities
  • Is responsible for common area care including: lawn mowing, raking, weeding and hedge trimming. Snow removal from and salting of common areas (in season)
  • Cleans common areas according to maintenance calendar and approved procedures. Polices area for trash and debris
  • Performs service requests and schedule outside technical staff, upon request, to make additions, changes or repairs to building systems
  • Assists with scheduling, coordinating and monitoring of the performance of laborers, vendors and contractors providing services on site as assigned by the Property Manager
  • Performs basic and intermediate skill assembly and maintenance tasks on plumbing and electrical components, window and door hardware, mechanical services, carpentry, painting and drywall
  • Maintains an inventory of tools, equipment and supplies for the operation of the property. Place routine orders for supplies, from approved vendors, to maintain appropriate inventory
  • Periodically repaints and repairs of walls, doors, trim in common areas, vacant apartments, and exterior of building(s)
  • Moves packages, furniture and equipment as required. Use mechanical aids as appropriate for moving or lifting heavy or awkward loads
  • Responds to calls from the Property Manager or monitoring company for fire, security or other alarms or tenant emergencies at the property. Search, correct fault(s) and secure the building as required and report to Property Manager
  • Provides written reports of activities or other documentation to the Property Manager or others as required
  • Adheres to property maintenance schedule
  • Completes on-call services as scheduled
  • Attends periodic training for Fair Housing, HVAC, Building Systems or other relevant topics
  • Completes other duties as assigned
Key Performance Indicators
  • 100% compliance with fair housing regulations.
  • Friendly, helpful, courteous interactions with tenants, vendors and co-workers.
  • 100% of scheduled preventative maintenance completed monthly.
  • Ensure that a minimum of 95% of work orders are completed with 24 hours.
  • Ensure that apartment make readies do not exceed 4 days for apartments and 8 days for single family homes.
  • Maintain properties to limit potential health and safety issues.
  • Provide mentoring/training to Maintenance Assistant if applicable.
