Job summary

United Property Associates in Norfolk, VA is seeking a Maintenance Technician for an apartment community. The ideal candidate will have 2+ years of residential maintenance experience, HVAC certification, and familiarity with Yardi management systems.

You will perform HVAC and plumbing maintenance, electrical repairs, make-ready vacant units, and site upkeep while delivering courteous, professional service. This is a full-time, on-site role with a 7.5 hour shift, Monday–Friday, and on-call as

Qualifications

• 2+ years of residential maintenance experience.
• Prior experience with Yardi management systems preferred.
• HVAC certification required.
• Knowledge of the Virginia Residential Landlord and Tenant Act (VRLTA) and Fair Housing Laws.

Responsibilities

• Must be HVAC certified and perform required tasks.
• Complete all maintenance service requests as assigned.
• Maintain and service HVAC systems (replace condensers, motors, thermostats and electrical components).
• Maintain and service plumbing systems to ensure functionality.
• Perform basic electrical repairs (fixtures, bulbs, sockets, circuit breakers).
• Perform manual repairs (locks, doors, windows).
• Complete make-ready process of vacant units as directed by the site manager.
• Complete grounds work for curb appeal as directed by the site manager.
• Maintain knowledge of tools, appliances and devices.
• Order and organize supplies and parts.
• Maintain a courteous and professional attitude and appearance; wear UPA uniform.

REQUIREMENTS

• 2+ years of residential maintenance experience.
• Prior experience with Yardi management systems preferred.
• HVAC certification required.
• Knowledge of the Virginia Residential Landlord and Tenant Act (VRLTA) and Fair Housing Laws.

RESPONSIBILITIES

• Maintenance Tech responsibilities include, but are not limited to:
• Must be HVAC certified and be able to perform the tasks required.
• Complete all maintenance service requests as assigned and per company policy.
• Maintain and service HVAC systems (replace condensers, motors, thermostats and electrical system components, compressors, etc.).
• Maintain and service plumbing systems to ensure functionality.
• Perform basic maintenance and repairs of electrical systems (replace fixtures, bulbs, sockets, GFIs and repair circuit breakers).
• Perform manual repairs (repair and/or replace locks, doors, windows, etc.)
• Complete make-ready process of vacant units as directed by the site manager.
• Complete grounds work as directed by the site manager for curb appeal.
• Maintain a working knowledge of tools, common appliances and devices.
• Order and organize supplies and parts.
• Maintain a courteous and professional attitude and appearance. Must be in UPA uniform at all times.
