DASMEN Residential is seeking to hire a Maintenance Technician.
Summary
Performs routine maintenance in individual apartments, common areas, and amenity areas; prepares vacant units for new move‑ins; conducts preventive maintenance and assists with cleaning functions and grounds monitoring. Maintains and repairs the physical structures of buildings and grounds.
Essential Duties and Responsibilities
Daily:
- Perform service requests as required.
- Prepare vacant apartments for new move‑ins.
- Maintain unit, painting, cleaning, carpet cleaning, and keep property appearance.
Weekly:
- In addition to the duties listed above, may perform other maintenance‑related duties as directed by the Maintenance Supervisor.
Monthly:
- Assist in ordering supplies for the property.
Annually:
- Perform preventative maintenance duties as outlined in the annual Preventative Maintenance Program (e.g., replace air‑conditioning filters, clean air‑conditioning coils, flush hot water heaters).
- Perform other maintenance‑related duties as directed by the Maintenance Supervisor.
Other Duties:
- Receive written work orders or verbal instructions from the supervisor.
- Cut grass and trim weeds; dig flower beds and plant flowers; construct decorative flower garden borders from wood.
- Cleans internal areas of buildings, including dusting, sweeping, and mopping; washes windows; empties and consolidates trash for pickup.
- Paints interior and exterior walls, trim; repairs parking lot and sidewalks with asphalt, cold‑patching materials, and concrete.
- Maintains and repairs building plumbing and electrical systems, replacing worn or defective parts such as switches and fuses.
- Maintains and repairs wood parts of buildings; replaces worn or damaged parts in machines and equipment (trucks, street sweepers, etc.).
- Assists other departments with moving furniture and unloading/storing supplies.
- Attendance/Punctuality: consistently at work on time; ensures cover when absent; arrives at meetings on time.
Education and Experience
- High school diploma or GED; or one to three years of related experience and/or training; or an equivalent combination of education and experience.
Other Skills and Abilities
- Good communication skills with the general public.
- Ability to operate tools such as power drills, power saws, pressure washers, lawn mowers, shop tools normally used in the duties of this job.
Other Qualifications
- HVAC certification preferred, but not required.
Scheduling
The employee is subject to schedule changes and/or overtime as required by the job and supervisor, including working weekends, after normal business hours, and on short notice as little as 24 hours.
