Job summary

Fickling & Company in Macon, GA is seeking a part-time Maintenance Technician to support the Chief Engineer in preserving and maintaining building systems. The role is hourly, with Monday, Wednesday and Friday shifts from 8:00 AM to 12:00 PM (12 hours/week).

The technician will assist with electrical, mechanical, plumbing, life safety, and fire protection systems; perform routine maintenance, basic repairs, and logging of maintenance activities in a professional, timely manner.

Qualifications

  • Working knowledge of building systems including electrical, mechanical, plumbing, life safety and security.
  • Ability to sit, stand, walk and squat for intermittent to long periods.
  • Ability to view computer screens and operate electronic equipment.
  • Maintenance staff must lift or carry up to 100 lbs.
  • Ability to hear clearly for communication via walkie-talkie, phone or in person.

Responsibilities

  • Assist in maintenance and repair of building systems as directed by the Chief Engineer.
  • Perform periodic preventive maintenance on mechanical and plumbing systems.
  • Prepare and maintain legible maintenance logs and records.
  • Complete work orders and relocations or setups as needed for tenants.
  • Be responsive to tenant concerns in safety, plumbing, electrical and environmental needs.
  • Interface with external technicians and vendors for repairs and maintenance.

Job description

This is a part-time, hourly position. Monday, Wednesday, Friday | 8:00 AM – 12:00 PM (12 hours/week)Under the supervision of the Chief Engineer, employee is responsible to assist in projects essential to the performance of maintenance and repair systems which assure the preservation and upkeep of the building, fixtures, grounds, common areas, and tenant space. Maintenance Technician will assist the Chief Engineer in various efforts to maintain the upkeep of the building’s systems.

About This Role
  • ¨ Have a working knowledge of all building systems in regard to their location, operating performance and purpose.This includes all electrical, mechanical, plumbing, life safety, and fire protection and security systems.
  • ¨ Perform all assigned work so as to ensure the safety of the building’s tenants and the continuous operation of the site.
  • ¨ Perform periodic maintenance on the mechanical and plumbing systems as required by the Chief Engineer.This maintenance involves the normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.), and periodic testing of the equipment.These systems include, but are not limited to:
  • à Make up, exhaust, and recirculating air systems.
  • à Water pumping systems, including pumps, strainers, and motors.
  • à The cooling plant including, but not limited to: centrifugal chillers and open loop cooling towers.
  • à All emergency lighting equipment.
  • à Telephone and mechanical room environmental air conditioning units.
  • à Electrical repairs including light bulbs, ballasts, switches, receptacles, and other electrical repairs as required.
  • ¨ Perform repairs on the site’s equipment, furniture, partitions, security components, and various other building systems, as directed by the Chief Engineer.
  • ¨ Prepare and maintain in a legible manner the necessary maintenance logs and records, as directed by the Chief Engineer.
  • ¨ Complete all building and tenant work orders, including but not limited to extraordinary items such as relocating, moving and set-up or furniture, in a timely and professional manner as directed by the Chief Engineer.
  • ¨ Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and our work order system.
  • ¨ Report to the Chief Engineer any problems the Maintenance Technician observes during the daily routine or which otherwise come to the Maintenance Technician’s attention.
  • ¨ Interface and assist with the work of various outside technicians and vendors in the repair and maintenance of building systems.
  • ¨ Assist in evaluating the performance of the building’s mechanical, plumbing and electrical systems in regard to the maintenance and operational performance of these systems.
  • ¨ Perform general maintenance repairs including but not limited to:basic carpentry repairs, floor repairs, painting, sheetrock repairs, light bulb and fluorescent tube replacement and other related building repairs or maintenance.
  • ¨ Perform duties requiring physical labor to include lifting, sweeping, pushing and/or pulling moderate to heavy equipment and other related physical duties as required by Chief Engineer.
  • ¨ Be totally familiar with, and conform to, all written operating procedures associated with this site including but not limited to providing written list of noted deficiencies within the building or grounds to Chief Engineer in a timely manner.
  • ¨ Act as a member of the ‘Building’s Quality and Safety Team’.Be totally familiar with and responsive to the responsibilities associated with the areas of quality assurance and safety.
  • ¨ Perform routine cleaning of parking lots, grounds, restrooms and other common area of the property as directed and specified by the Chief Engineer.
  • ¨ Other related duties as assigned by Chief Engineer.

All items mentioned above are subject to change upon written notice from the Director of Commercial Property Maintenance.

Requirements
  • ¨ Have a working knowledge of all building systems in regard to their location, operating performance and purpose.This includes all electrical, mechanical, plumbing, life safety, and fire protection and security systems.
  • ¨ Must be able to sit, stand, walk and/or squat for intermittent to long periods of time. The employee needs to be able to physically view the exterior and interior parts of the properties assigned to him or her. This may mean that the employee may have to be intermittently exposed to prevailing weather conditions in the area.
  • ¨ The employee must also possess the ability to view computer screens and or other electronic equipment in the course of accomplishing the responsibilities as well as finger dexterity to operate such equipment.
  • ¨ Maintenance Technician must be able to push, pull, lift or carry up to 100lbs.
  • ¨ Have the ability to hear within normal range to communicate via walkie-talkie, phone and in person.
