Job summary

RPM Living is seeking a Maintenance Technician to perform custodial duties, grounds care, and basic repairs at an on-site apartment community. The role covers interior and exterior maintenance, pool care basics, and responsive after-hours support.

The position requires at least 1 year in maintenance, familiarity with skilled trades, and the ability to meet deadlines. A flexible schedule may be needed to cover weekdays, nights, and weekends.

Qualifications

  • High school diploma or GED is preferred.
  • At least 1 year of maintenance or related field experience preferred.
  • General knowledge in skilled trades (construction/installation, repair, drywall, basic carpentry, make-ready).
  • Ability to work efficiently and meet deadlines.
  • Good organizational skills and attention to detail.

Responsibilities

  • Perform custodial duties around the property and maintain common areas (inside and out).
  • Complete grounds work as directed (trash pickup, power washing, cleaning).
  • Clean breezeways, remove cobwebs, dust, mop floors, and wipe doors/handrails.
  • Assist with make-ready units, removing trash from vacant apartments.
  • Operate maintenance tools such as power washer, blowers, floor scrubbers, carpet cleaner, sweepers, and golf carts.
  • Assist in pool maintenance and basic pool care.
  • Respond to after-hours maintenance calls and complete work orders within 24–48 hours.
  • Perform repairs to maintain aesthetics and structural integrity; ensure OSHA compliance.

Position Summary

The Maintenance Technician position will be responsible for general maintenance work and maintaining the cleanliness of common areas both interior and exterior of the property.

Responsibilities
  • Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
  • Complete grounds work as directed by the Maintenance Manager and/or Community Manager, which may include picking up trash, cleaning dumpster areas, trash rooms, and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc.
  • Thoroughly clean breezeways by removing cobwebs, minor insects in lights, mopping floors, power washing, and wiping down doors and handrails.
  • Execute basic landscaping including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
  • Assist in the preparation of make‑ready units, including removing trash from vacant apartments (trash outs) prior to make‑ready.
  • Operate safely power washer, backpack blower, floor scrubbers, carpet cleaner, sweepers, and golf carts.
  • Assist in pool maintenance and understand basic pool care (chemicals reading, making chemical adjustments, backwashing, pool cleaning, etc.).
  • Ensure prompt response to emergency on‑call and after‑hours maintenance assignments.
  • Complete work orders and maintenance tasks within 24‑48 hours, updating records in the computer system and setting clear completion expectations.
  • Perform repairs to maintain the community’s aesthetics and structural integrity, ensuring any damage is promptly addressed.
  • Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws; report supply needs and maintain shop organization.
Education and Experience
  • High school diploma or GED – Preferred.
  • At least 1 year of experience in maintenance or related field, preferred.
  • General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make‑ready.
  • Ability to work efficiently and meet deadlines.
  • Good organizational skills and attention to detail.
Physical Requirements
  • Must be able to walk, stand, climb stairs or ladders and access various areas of the property.
  • May be required to push or pull items and reach overhead.
  • May be required to bend, stoop, or kneel.
  • May require dexterity of hands and fingers and ability to grasp tools.
  • Must be able to see to identify plants, weeds, and pests, and read computer screens.
  • Must be able to hear and understand verbal communications in person, over the phone, or via computer.
  • Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms.
  • May occasionally be required to lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or equipment.
  • Must be able to operate various maintenance tools such as power washer, trimmers, blowers, and floor scrubbers.
  • Must be able to operate a computer, keyboard, mouse, and other office equipment.
Work Environment
  • This role is based on site and requires that the employee spend time outdoors with exposure to the elements.
  • May require working in confined spaces, heights, and potentially hazardous areas.
  • A flexible schedule is required; hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs.

Compensation

The anticipated pay range for this maintenance technician opportunity is $23‑$25 an hour plus monthly bonuses and a competitive benefits package.
