Responsibilities

  • Execute repairs and maintenance in multiple trades including HVAC, electrical, plumbing, and carpentry
  • Complete preventative maintenance according to schedule
  • Maintain building systems including fire alarms, carbon monoxide detectors, and smoke detectors
  • Conduct regular property inspections to identify and address potential issues
  • Manage common areas and grounds maintenance, including snow removal when applicable
  • Identify and correct safety hazards promptly
  • Ensure all work meets applicable building codes and safety standards
  • Complete renovation and construction projects as assigned
  • Communicate effectively with residents, staff, contractors, and vendors
  • Coordinate with external vendors and contractors when necessary
  • Maintain professional relationships with property management team
  • Provide excellent customer service to residents

Maintenance Technician

Salary Range: $50,000.00 To $55,000.00 Annually

Job Summary - Kansas City Missouri

The Maintenance Technician is responsible for performing comprehensive maintenance, repairs, and renovations across multi-family and single-family properties. This position requires knowledge and experience in multiple trades including HVAC, plumbing, electrical, and general maintenance, with a focus on delivering high-quality service while ensuring property safety and resident satisfaction.

Duties and Responsibilities
Technical Responsibilities
  • Execute repairs and maintenance in multiple trades including HVAC, electrical, plumbing, and carpentry
  • Complete preventative maintenance according to schedule
  • Maintain building systems including fire alarms, carbon monoxide detectors, and smoke detectors
  • Conduct regular property inspections to identify and address potential issues
  • Manage common areas and grounds maintenance, including snow removal when applicable
  • Identify and correct safety hazards promptly
  • Ensure all work meets applicable building codes and safety standards
  • Complete renovation and construction projects as assigned
Professional interaction
  • Communicate effectively with residents, staff, contractors, and vendors
  • Coordinate with external vendors and contractors when necessary
  • Maintain professional relationships with property management team
  • Provide excellent customer service to residents
Emergency Response & Safety
  • Participate in on-call rotation for after-hours emergency response
  • Assist in building evacuation procedures when necessary
  • Respond to emergency maintenance situations
  • Maintain emergency response protocols and safety systems
  • Available for holiday and weekend coverage as needed
Administrative Duties
  • Respond to and complete work orders promptly
  • Document all maintenance activities in the property management system
  • Submit detailed reports on work progress and completion
  • Provide itemized receipts for materials within 24 hours of purchase
  • Maintain accurate maintenance logs and inspection records
  • Document annual fire alarm inspections and system tests
  • Adhere to company Standard Operating Procedures
  • Comply with OSHA safety programs and regulations

*Additional duties may be assigned by management

Qualifications
Required

Tools and Equipment

Performance Expectations
  • Complete emergency work orders within 24 hours and routine maintenance requests within 48-72 hours with a minimum 90% resident satisfaction rating
  • Maintain 100% compliance with safety protocols, building codes, and required documentation while keeping maintenance expenses within budget
  • Achieve less than 5% callback rate on all completed maintenance work
  • Perform daily property inspections including curb appeal, common areas, and grounds maintenance with zero safety violations
  • Maintain professional appearance and communication with a 24-hour response time to resident requests
