Job summary

The Morgan Group is seeking a Maintenance Technician to support the upkeep of our Houston properties. You will perform maintenance tasks across HVAC, plumbing, electrical, and carpentry, while delivering strong customer service to residents and teams.

Ideal candidates hold a High School diploma or better and EPA certification, with experience in property maintenance and a commitment to safety and quality workmanship.

Qualifications

  • High School diploma or equivalent is required.
  • EPA Certification is required.
  • Experience with HVAC, plumbing, electrical systems and general maintenance.
  • Strong organizational and verbal skills; customer service oriented.

Responsibilities

  • Adhere to maintenance, safety, and operations manuals and team policies.
  • Perform maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Maintain organized workspace; manage supplies and inventory.
  • Coordinate with vendors and Lead Maintenance on service requests and turnovers.
  • Ensure property exteriors and interiors are well maintained and compliant with standards.

What You'll DoEssential Job Functions:
  • Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook.
  • Perform all tasks in a safe manner and provide customer service.
  • Handle service requests, apartment turnovers and assist with outside vendors as assigned by the Lead Maintenance.
  • Assist in all phases of apartment and property maintenance, including plumbing, carpentry, appliance repair, electrical and heater maintenance, painting, etc.
  • Maintain an organized work place and shop.
  • Report parts or supplies that need to be ordered to the Lead Maintenance.
  • Inventory supply shipments and puts away stock, giving packing slip to the Community Manager.
  • Report issues involving safety, property maintenance and unresolved maintenance issues to Lead Maintenance in a timely manner.
  • Assist in the upkeep of the exterior and interior of the property.
  • Responsible for vehicle (golf carts) and pool/spa maintenance and upkeep.
  • Ensures lighting replacement and trash maintenance of outside grounds.
  • Comply with all training requirements set forth for this position.

  • Will need to be on feet (66% to 100%).

Will need to climb and work off a ladder. push or pull Move equipment, appliances, and open/close doors. reach above shoulders Perform routine maintenance repairs, paint, stock, and remove equipment. grasp/grip/turning and finger dexterity Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, pager, 2-way radio.

NOTE:Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear Personal Protective Gear such as provided back brace, when necessary.Vision Requirements:
  • Will need to observe areas needing attention/correction.
  • Read cautionary labels, respond to written instructions from staff.
  • There will be a frequent need to see things clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements:
  • Constant requirement to give information and receive instructions from residential management (33% to 66%).
  • Ability to read, write and understand English.
Driving Requirements:
  • There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
  • Ability to be on-call and be on the property on short notice.
  • Must have a valid driver’s license, insurance and car registration if driving for business purposes.
  • Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
  • Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)
  • Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover. Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.
  • Occasional need to work in awkward confining positions (1% to 33%).
  • Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work
  • Ability to shift attention between duties and adapt to changing business needs with minimal notice.
  • Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.

Experience

Working knowledge of HVAC, plumbing, electrical, fire protection, energy management systems and EPA certification are required with experience in maintenance in the property management industry or similar industry.

Experience with computers, Internet and email. In addition, proven experience in the following is required:1. Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner.2. Good organizational and verbal skills.3. Ability to accurately perform basic mathematical functions.4. Strong customer service skills.
