Job summary

ZRS Management in Houston is seeking a Maintenance Technician to provide skilled, efficient service to our residents under the supervision of the Maintenance Supervisor. The role covers repairs in plumbing, electrical, HVAC, appliances and turnover tasks to keep the property well-maintained.

You will participate in preventive maintenance, keep inventory of tools, follow safety rules, and communicate clearly with residents.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• HVAC certification preferred.
• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances
• Ability to lift heavy objects
• Ability to communicate clearly with the residents
• Ability to work cooperatively and in a teamwork environment
• Willing to work on-call hours

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances, and other tasks as needed.
• Perform apartment turnover maintenance within 3–5 business days and complete turnover checklist.
• Common area maintenance including sweeping, mopping, vacuuming, trash removal, and window cleaning.
• Monitor building exterior for roof, siding, shutters issues; assist in preventive maintenance.
• Maintain safe conditions of equipment and structures; manage inventory of tools.
• Keep work area clean and orderly; observe all safety rules.

Job Description:

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
