Job summary

Holiday by Atria - Manor at Oakridge is seeking a maintenance professional to support apartment readiness, perform preventative maintenance, and respond to service requests. The role requires hands-on experience across plumbing, electrical, carpentry, HVAC, and general maintenance in a multi-family setting.

The candidate should have a valid driver’s license, basic math skills, and the ability to operate tools safely.

Qualifications

  • High School Diploma or GED is required.
  • Two years of hands-on maintenance experience (plumbing, electrical, carpentry, HVAC, etc.).
  • Three years of multi-family property management or building maintenance experience preferred.
  • Ability to perform basic arithmetic for estimates and averages.
  • Independent judgment to meet company goals.
  • Experience with construction/maintenance tools and safety procedures.

Responsibilities

  • Assist in preparing move-in ready apartments (painting, carpet cleaning, repairs).
  • Manage maintenance needs to ensure physical condition meets standards.
  • Perform preventative maintenance and data collection.
  • Handle customer service requests via work order system.
  • Conduct daily community inspections and keep grounds clean.
  • Perform various maintenance tasks (electrical, plumbing, carpentry, HVAC, etc.).
  • Monitor mechanical equipment and safety systems.
  • Coordinate with contractors as needed.
  • Organize storage and maintenance areas.
  • Ensure proper use and care of tools and vehicles.
  • Comply with laws and policies.
  • May drive company or personal vehicle as required.
  • Act as manager on duty when needed.

Qualifications
  • High School Diploma or General Education Degree (GED).
  • Two (2) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. required.
  • Three (3) of multi-family property management or other building maintenance experience preferred.
  • Ability to perform basic arithmetic skills, including measurement in order to do basic calculations, estimating, and determining averages.
  • Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve the Company’s goals.
  • Demonstrated experience in safe handling and use of tools normally used in construction, maintenance, and landscaping, including but not limited to circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers, etc.
  • Basic computer skills and ability to operate standard office equipment.
  • Ability to transport up to 50 pounds variable distances and to access and work in confined spaces or heights in excess of 8-9 feet.
  • Familiar with all types of surfaces and respective cleaners.
  • Experience in carpet cleaning and upholstery cleaning.
  • Understanding of Lock Out/Tag Out procedures.
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
  • Must possess valid driver’s license.
  • Must satisfactorily meet and be in compliance with Company motor vehicle policy standards.
Responsibilities
  • Assist in preparing all move in ready apartments, which may include painting, carpet cleaning, general repairs, and housekeeping.
  • Manage all maintenance needs of the community to ensure the physical condition of the community meets or exceeds the Company’s standards.
  • Perform various preventative maintenance functions and completes all necessary data collection and submission.
  • Manage all customer service requests using the Company work order system, including prioritization of requests.
  • Complete daily community inspections including keeping grounds and common areas free of trash and debris.
  • Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filer changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
  • Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
  • Partner with contractors/subcontractors as required to meet the needs of the community.
  • Organize maintenance storage and mechanical rooms.
  • Ensure proper use and care of all tools, equipment, and vehicles.
  • Ensure compliance with all federal, state, and provincial laws.
  • May drive company vehicle (only if required by community).
  • Act as a manager on duty as required.
  • May perform other duties as needed and/or assigned.
Salary Range

The wage range for this position is $25.00/hr - $30.00/hr, dependent on prior work history and experience
