Job summary

Eagle Rock Properties is seeking a Maintenance Technician to uphold the appearance and operability of apartments, exterior, and common areas. The role reports to the Property Manager or Maintenance Manager and requires hands-on maintenance across HVAC, electrical, plumbing, and appliance systems.

Responsibilities include timely follow-ups on service tickets, completing repairs, managing turnover, and implementing preventative maintenance to protect building value.

Qualifications

• 3+ years in trades, facilities, or residential maintenance.
• Experience with HVAC, electrical, plumbing and appliance repair.
• Knowledge of safety standards (OSHA) and risk management.
• Basic carpentry, drywall, and painting skills.
• Good communication and professional appearance.

Responsibilities

• Address resident service tickets with timely follow-up and completion.
• Repair and maintain HVAC, electrical, plumbing, and appliances.
• Manage make-ready and turnover to support leasing timelines.
• Carry out preventative maintenance to preserve building value.
• Keep building and grounds clean, safe, and well maintained.
• Maintain peak efficiency of all property components.
• Adhere to codes and safety standards; operate accident-free.
• Participate in weekends and emergency on-call rotation.

As a Maintenance Technician, under the direction of the Property Manager or the Maintenance Manager, you are responsible for the appearance and working order of individual apartments, exterior, and common areas.

Responsibilities:

In addition to your technical experience with Maintenance, electrical, HVAC, and mechanical systems and their maintenance and repair, you shall have proven customer service and leadership skills by:

• Showing care and concern for our residents through timely follow-ups and meticulous completion of their apartment service tickets
• Resolving maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair
• Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in
• Preserving the value of the building by consistently executing on preventative maintenance programs
• Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance
• Sustaining peak efficiency operation levels for all property components
• Adhering to applicable building, county, and safety codes/standards, while running an accident-free operation
• Working weekends and participating in the emergency on-call rotation

Qualifications:

• 3-5+ years of experience in the trades, facilities, and/or residential building maintenance
• Strong leadership aptitude and experience preferred
• Knowledge of risk management, OSHA, and MSDS
• Proficiency with HVAC, plumbing, electrical trades, and appliance repair
• Basic carpentry, drywall, and painting skills
• A safety mindset and an eye for detail
• A builder's mentality (know it like you built it!)
• Excellent communication skills, both written and verbal
• A sharp professional appearance
• Availability for emergency situations at the property, including an on-call rotation
• The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions

Requirements:

• Availability to work a flexible schedule, including weekends
• Rotating on-call responsibility for after-hours emergencies
• Valid driver's license and/or access to reliable transportation
• EPA Certification (Type I & II or Universal) recommended

Required Education:

• High school diploma or equivalent
• Trade school and/or military training or industry designation (CAMT or CAMT II)
