Maintenance Technician

Position Title: Maintenance Technician
Reports To: Community Manager / Maintenance Supervisor

Work Arrangement: On-site. Regular, in-person attendance at the employee’s assigned community, office, or other designated Company location is an essential function of this position. This position is not eligible for a remote or hybrid work arrangement, except where otherwise required by applicable law or approved by the Company as a reasonable accommodation.

Position Summary

The Maintenance Technician is responsible for maintaining the physical condition, appearance, safety, and overall functionality of the community. This position performs routine, preventive, and emergency maintenance, completes apartment turnovers, responds to resident service requests, and assists in maintaining the community's curb appeal and building systems.

The Maintenance Technician is expected to provide exceptional customer service while completing work efficiently, safely, and in accordance with company standards, Fair Housing requirements, OSHA regulations, and applicable local, state, and federal codes.

Maintenance & Repairs

  • Complete resident work orders accurately, professionally, and within company-established response time standards.
  • Diagnose and repair plumbing, electrical, HVAC, carpentry, drywall, flooring, painting, appliances, locks, doors, windows, and other building components.
  • Troubleshoot maintenance issues and determine appropriate repair solutions.
  • Replace fixtures, hardware, lighting, smoke detectors, filters, and other building components as needed.
  • Perform preventive repairs to minimize future maintenance issues.
  • Maintain vacant units in market-ready condition.
  • Complete apartment turnovers from start to finish within company turnaround standards.
  • Inspect vacant apartments and identify all repairs required prior to occupancy.
  • Perform repairs including painting, drywall repair, appliance installation, plumbing repairs, electrical repairs, cleaning touch-ups, flooring repairs, and fixture replacement.
  • Coordinate with vendors when specialized work is required.
  • Ensure apartments meet River View Residential quality standards prior to move-in.
  • Notify the Maintenance Supervisor or Community Manager when units are ready for inspection.

Grounds & Community Appearance

  • Maintain the cleanliness and appearance of common areas, amenities, breezeways, stairwells, parking lots, and building exteriors.
  • Remove trash and debris from the community as needed.
  • Assist with snow removal, salting, leaf removal, pressure washing, and seasonal landscaping duties as required.
  • Ensure amenities remain clean, safe, and operational.
  • Report vandalism, property damage, and safety concerns immediately.

Safety & Compliance

  • Follow all OSHA, EPA, Fair Housing, and company safety policies.
  • Properly use and maintain tools, ladders, equipment, and chemicals.
  • Wear required personal protective equipment (PPE).
  • Immediately report hazardous conditions or safety concerns.
  • Participate in emergency response procedures when necessary.
  • Serve in the on-call rotation and respond to after-hours maintenance emergencies within established company response times.

Documentation & Communication

  • Accurately document completed work orders, labor hours, materials used, and repair notes in the property management system.
  • Maintain clear communication with residents regarding repair status and expected completion times.
  • Communicate maintenance concerns promptly to the Maintenance Supervisor or Community Manager.
  • Maintain accurate inventory of maintenance supplies, tools, and equipment.
  • Report materials that need to be ordered before inventory is depleted.

Customer Service

  • Enter occupied apartments professionally and respectfully.
  • Maintain a clean, professional appearance while representing River View Residential.
  • Respond to resident concerns courteously and professionally.
  • Promote resident satisfaction by completing repairs correctly the first time whenever possible.
Performance Expectations

The Maintenance Technician is expected to:

  • Complete work orders within company response time standards.
  • Complete apartment turns within established make-ready schedules.
  • Maintain high-quality workmanship with minimal callbacks.
  • Participate in the on-call rotation and respond timely to emergencies.
  • Ensure vacant apartments are move-in ready by scheduled deadlines.
  • Follow all company safety and compliance standards.
  • Maintain a clean, organized maintenance shop and storage areas.
  • Contribute to maintaining excellent curb appeal throughout the community.
Qualifications
  • High school diploma or GED required.
  • Minimum of 1–3 years of apartment maintenance or related building maintenance experience preferred.
  • Working knowledge of plumbing, electrical, HVAC, appliance repair, drywall, painting, carpentry, and general maintenance.
  • Ability to troubleshoot maintenance issues independently.
  • Strong customer service and communication skills.
  • Ability to prioritize multiple work orders and deadlines.
  • Valid driver's license preferred.
Preferred Certifications
  • EPA Universal Certification (or ability to obtain within a specified timeframe)
  • HVAC Certification
  • CPO (Certified Pool Operator), where applicable
  • Electrical, plumbing, or other skilled trade certifications
  • Experience with affordable housing programs (LIHTC, HUD, HOME, Section 8) preferred
  • Experience using property management software such as OneSite, Yardi, RealPage, AppFolio, or similar
Physical Requirements
  • Ability to lift, push, and pull up to 75 pounds.
  • Ability to climb ladders, stairs, and scaffolding.
  • Ability to bend, kneel, crouch, crawl, and reach overhead for extended periods.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to safely operate maintenance tools and equipment.
  • Ability to respond to emergency maintenance calls outside normal business hours.
