Job summary

SC Bodner Company is seeking a Maintenance Technician to join our team at 1201 at Covell Village, a boutique multifamily community in Edmond, OK. The role encompasses routine and preventative maintenance of the property, grounds, and equipment, with a focus on safety and quality service.

Ideal candidates include those with a High School Diploma or equivalent, OSHA awareness, and prior multifamily maintenance experience.

Qualifications

  • High School Diploma or equivalent required.
  • CPO Certification preferred; multifamily experience preferred.
  • Three years progressive maintenance/repair in multifamily or commercial properties.

Responsibilities

  • Troubleshoots and performs maintenance and/or repair of electrical, plumbing, HVAC, and related systems.
  • Maintenance of interior and exterior structures, doors, windows, lighting, and safety devices.
  • Assist with preventative maintenance programs and keep work orders updated.

Maintenance Technician

1201 at Covell Village Location: Edmond, OK Type: Full Time

Job Description

SC Bodner Company is seeking a Maintenance Technician to join our team at 1201 at Covell Village, an established boutique multifamily community in Edmond. We are looking for a motivated candidate with a strong work ethic and eagerness to learn the routine and preventative maintenance requirements of the community grounds, building, equipment, and tools.

Duties & Responsibilities
  • Troubleshoots and performs maintenance and/or repair the following daily: Electrical | Plumbing | Heating,
  • Ventilation, and Air Conditioning | Tile, Carpet, and Flooring | Roofing, gutters, and fasteners | Ceiling and Exhaust Fans | Interior and exterior lights | Smoke alarms | Appliances | Interior and exterior structures (stairs, gates, fences, railings, walls, doors, windows, cabinets, shutters, garages, patios, etc.) | Door locks (installation and repair); makes keys | Boiler, gas and electric| Water systems | Security systems | Pools, and pool furniture | Gas grills and fire pits | Ponds
  • Support company policies, procedures, and safety programs and adhere to all federal, state, and local laws and regulations as they relate to property maintenance.
  • Maintain and protect all aspects of the property ensue a safe environment.
  • Perform minor, routine, and complex maintenance tasks on property, equipment, and tools, as required.
  • Ensure all resident work orders are completed accurately and timely.
  • Maintain cleanliness and order on property including debris and snow removal from sidewalks and pathways.
  • Actively monitor the property and quickly identify and remedy unsafe or unsightly conditions.
  • Maintain organized inventory of materials, supplies, and/or parts.
  • Assist with executing property preventative maintenance program.
  • Assist and/or performs tasks required to maintain the community grounds in a neat and orderly manner.
  • Assist in removing and properly discarding debris and litter on grounds.
  • Assist and/or perform minor interior and exterior painting.
  • Understanding of household appliance diagnostics and repairs.
  • Maintain awareness of utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Assist and/or perform in moving heavy furniture and equipment as required.
  • Properly dispose of hazardous materials in accordance with local, state, and federal laws.
  • Maintain positive attitude and appearance to ensure trustworthy and respected resident relationships.
  • Perform other duties as assigned.
Industry Knowledge, Skills & Abilities
  • High School Diploma or equivalent required.
  • CPO Certified preferred.
  • Multifamily experience preferred.
  • Three years progressive maintenance/repair of HVAC, mechanical, electrical, plumbing and grounds maintenance in multifamily or commercial properties.
  • Ability to lift up-to 100 pounds.
  • Ability to operate a two-axle motor vehicle.
  • Ability to maintain 24-hour, on-call status when required.
  • Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards.
  • Ability to perform a variety of duties indoors and outdoors in all types of weather.
  • Knowledge of local, state, and federal laws as they apply to property maintenance.
  • Knowledge and skill in the use of maintenance-related tools and equipment.
  • Basic mathematical skills.
  • Effective written and verbal communication skills.
  • Ability to interact and work with a variety of individuals.
  • Flexibility to work a varied schedule, including weekends and “on call” hours.
  • Must have and maintain a valid Driver’s License.
Physical Requirements
  • Be on feet
  • Bend/Stoop/Squat/Kneel: Perform maintenance and repairs; pick up tools, equipment, appliances, debris, and litter
  • Climb Stairs: Service requests, make-ready needs for floor(s) above ground level
  • Push or Pull: Move equipment, appliances; landscaping; open and close doors and cabinets
  • Reach above shoulder: Perform maintenance and repairs; store/retrieve equipment, parts
  • Climb Ladders: Perform maintenance and repairs
  • Grasp/Grip/Turning: Handle tools and equipment; perform maintenance and repairs; landscaping
  • Finger dexterity: Handle tools and equipment; perform maintenance and repairs; landscaping
  • Writing/Typing: Document maintenance service/repairs/inventory, requisition requests, required maintenance reports
  • Lifting/Carrying: Equipment, tools, parts, ladders, etc.

Please note: Lifting and carrying of weight exceeding 50 lbs. is often accomplished with assistance from one or more persons. Precautions taken to ensure proper lifting and carrying procedures is the individual’s responsibility. Incumbent is encouraged to wear a proper back support belt while performing back strenuous duties.

Vision Requirements

Constant need (66-100% of the time): document and complete forms, read and review manuals, operating procedures, cautionary labels, and reports; respond to written instruction from staff and residents. Constant need to see small detail when performing maintenance duties. Must have the ability to distinguish between colors to effectively work with and/or to repair electrical and other color-coded wiring. Frequent need (33-66% of the time) to see things clearly beyond arm’s reach: observe problems and oversees subordinates throughout the property.

Hearing Requirements

Constant need (66-100% of the time): communicate over telephone and in person with residents, maintenance and office staff, customers, and vendors. Must use listening skills to diagnose needed repairs, etc.

Speaking Requirements

Constant need (66-100% of the time): to verbally communicate over telephone and in person with residents, maintenance and office staff, customers, and vendors.

Driving Requirements

Frequent need (33-66% of the time): utilize personal transportation to travel to the office, responsible properties while on duty and on-call, and to building and hardware stores to pick up materials/parts. Must have a valid driver’s license and acceptable automobile insurance.

WORK ENVIRONMENT
  • Indoors: Constant (66-100% of the time). Outdoors: Frequent (33% to 66% of the time): all conditions, often for extended periods of time. Exposure: Occasional (1% to 33% of the time): paint fumes, solvents, caustics, adhesives, oils, flammables, pesticides, etc.
  • Personal Protective Equipment is required whenever processes of the environment, chemical hazards, radiological hazards, or mechanical irritants could cause injury or impairment through absorption, inhalation
