Job summary

Morgan Properties is seeking a Maintenance Technician for our 160-unit East Brunswick community. The role focuses on HVAC, plumbing, drywall, and carpentry, with apartment turns and preventive maintenance to high standards.

You will work Monday–Friday, 8:00 AM–4:30 PM, with rotating on-call. Earn $23.00–$25.00 per hour, plus a $1,000 sign-on bonus and benefits including medical, dental, 401(k), PTO, and holidays.

Qualifications

• Hands-on HVAC and plumbing experience required.
• Experience with drywall, carpentry, appliance repair, and general maintenance.
• Ability to prioritize work orders and apartment turns in a fast-paced environment.
• Strong troubleshooting skills and a proactive approach to problem solving.
• EPA/HVAC Certification preferred.

Responsibilities

• Troubleshoot and complete service requests focusing on HVAC, plumbing, drywall, and carpentry repairs; complete apartment turns and preventative maintenance.
• Maintain interiors and exteriors of the community to company standards and safety requirements.
• Communicate professionally with residents and office team members; provide outstanding customer service.
• Partner with the maintenance team to identify issues and support efficient daily operations.

What You'll Do

• Troubleshoot and complete service requests with a strong emphasis on HVAC, plumbing, drywall, and carpentry repairs.
• Complete apartment turns (make‑readies), preventative maintenance, and routine property maintenance.
• Maintain the interior and exterior of the community to company standards and safety requirements.
• Communicate professionally with residents and office team members while providing outstanding customer service.
• Partner with your maintenance team to identify issues proactively and contribute to efficient daily operations.

Compensation & Benefits

• Base pay: $23.00–$25.00 per hour

Schedule

• Monday‑Friday | 8:00 AM-4:30 PM
• Rotating paid on-call schedule required
• Availability for emergency maintenance when scheduled
• Schedule may vary based on business needs.

What We're Looking For

• Hands‑on HVAC and plumbing experience required
• Experience with drywall, carpentry, appliance repair, and general maintenance
• Ability to prioritize work orders and apartment turns in a fast‑paced environment
• Strong troubleshooting skills and a proactive approach to problem solving
• Valid driver's license and reliable personal transportation
• Ability to commute within 30 minutes of East Brunswick, NJ
• 1-3 years of maintenance experience or equivalent hands‑on training
• EPA/HVAC Certification preferred
