Job Overview

Ebenezer is looking for a Maintenance Technician to join our senior cooperative team at Vintage Cooperative Coralville in Coralville, Iowa. This position will be responsible, under the direction of the supervisor, for the overall maintenance of the building and property.

Schedule

• 64 hours every two weeks
• Full time; Day shift
• Monday - Thursday: 7 AM - 3:30 PM

Responsibilities

• Perform routine maintenance duties, scheduling and completing work order requests in a timely manner.
• Conduct routine inspections and record findings in building logs/checklists.
• Assist in establishing and maintaining a preventive maintenance program and document compliance with schedules.
• Coordinate projects and repairs with outside contractors, ensuring timely completion.
• Oversee contractor performance on systems such as elevator, fire alarm, fire sprinkler, HVAC, etc.
• Perform pre‑REAC inspections, addressing repairs before inspection and post‑REAC repairs as needed.
• Perform general repairs: use hand/power tools, change belts and filters, grease bearings, conduct light electrical repairs under supervision, perform light plumbing and HVAC work, repair tile, carpet, screens, appliances, blinds, locks, etc.
• Perform carpentry tasks such as fitting doors and refinishing woodwork.
• Assist with custodial duties including sweeping, mopping, vacuuming, trash management, window cleaning, bulb replacement, and setting up rooms for owners.
• Prepare units for turnover, including painting and carpet shampooing.
• Provide monthly reports to owner on completed tasks and daily reports to supervisor.
• Perform groundskeeping: maintain grounds, clear obstacles, shovel snow, use ice melt, operate motorized equipment, maintain equipment, seasonal cleanup, landscape material removal, trim trees & shrubs, move outdoor furniture and planters, distribute plants, handle chemicals, operate skid steer, and perform other duties as assigned.
• Be on‑call for maintenance emergencies.

Required Qualifications

• One to three years of previous experience.
• Basic understanding of Microsoft Word, Excel and Outlook.
• Good standing driver’s license.

Preferred Qualifications

• Vocational school technical training or associate degree in HVAC or related field.
• Three to five years of previous experience.
