  • Aid in assessment of large repairs and oversee third-party vendors.
  • Develop and implement preventative maintenance and inventory systems.
  • Stay current on industry trends and implement as appropriate.

Defined Role:

The Maintenance Technician is responsible for the short-term asset preservation of real estate assets within an owner’s portfolio. In doing so, the technician will perform general maintenance and repairs on both occupied and vacant single-family homes. The performance of all tasks is expected to be in- compliance with general safety rules and regulations, in a timely manner, and up to the standards of the maintenance department. The maintenance technician will also aid in the inventory management system and provide recommendations for long-term asset preservation to the project management team.

Responsibilities include but not limited to:
Operations Management:
  • Coordinate and oversee maintenance activities across a portfolio of single family residential homes.
  • Perform general maintenance and minor repairs, including carpentry, plumbing, electrical, painting, HVAC, appliance troubleshooting, and other routine maintenance tasks.
  • Create and maintain an efficient operation with established benchmarks for standards, cost, quality, labor, material, safety, and housekeeping of materials.
  • Ensure all work is completed in accordance with company standards, local building codes, safety regulations, and owner expectations.
  • Maintain high standards for quality, cost efficiency, workmanship, safety, and property appearance while meeting established service level expectations.
  • Perform periodic inspections to be reported back to the appropriate department(s)
Project Management:

Provide information to the project management department / Account Mangers to proactively make necessary and recommended long-term repairs.

  • Aid in the assessment of large repairs and cap ex work orders and spot check for the completion of work by external third-party vendors
  • Develop and implement a preventative maintenance program for capital expenditure items.
  • Implement and maintain an inventory system of equipment, supplies, and parts.
  • Provide information to the project management department in order to proactively make necessary and recommended long-term repairs.
  • Stay current on subject matter trends, technology, and operational efficiencies and implement when appropriate.
  • Work within set spending limits per property based on company and owner criteria.
  • Perform other maintenance duties as requested.
Education Requirements:
  • High school diploma or equivalent preferred
