Job summary

JLL is hiring a Maintenance Technician in Cleveland, TN to maintain HVAC, plumbing, electrical, and fire/life safety systems. You will oversee contractors and perform preventative and corrective maintenance to keep facilities safe and reliable.

The schedule is 2nd shift: 1:30pm–10:00pm, with days, nights, weekends and on-call as needed. Responsibilities include responding to fire alarm systems, inspecting extinguishers, monitoring boilers, troubleshooting doors, and conducting facility

Qualifications

• 5+ years of experience as a maintenance technician or in the field.
• High school diploma or state equivalent.
• Experience with piping/plumbing, mechanical systems, and boiler controls/operation.
• Ability to work with minimal supervision and in a customer-facing environment.
• Fluent in English; strong written and oral communication.

Responsibilities

• Respond to fire alarm systems and inspect extinguishers, eyewash and safety showers, and exit lights.
• Monitor steam and hot water boiler systems and record information as requested.
• Troubleshoot high-speed roll-up doors.
• Perform facility inspections and report conditions affecting occupancy, operations, and safety.
• Check malfunctioning equipment and determine corrective actions.
• Maintain and repair locks, doors, and access controls.
• Repair plumbing components including toilets, urinals, sinks, and water heaters.
• General building maintenance including ceilings, lighting, and fixtures.
• Operate tools and equipment safely and comply with job permits and hazard analyses.
• Work with protective equipment and, if required, ladders, lifts, and confined spaces.

Maintenance Technician - JLL

What this job involves:

The Maintenance Technician will perform maintenance and repair on campus HVAC, utilities, plumbing, mechanical systems, and fire/life safety equipment. Oversees third-party contractors when needed. Maintains water and steam systems, fire extinguishers, eye washes, showers, sprinklers, pre-action fire systems, and hydrants. Performs preventative and corrective maintenance on various equipment, with focus on HVAC systems including boilers and chillers. Uses multi-trade skills in plumbing, pipe fitting, and electrical work to complete assigned tasks. Must be available to work days, nights, weekends, and on-call shifts as needed. May perform other maintenance duties as assigned by supervisor.

What your day-to-day will look like:

• Respond to fire alarm systems and perform inspections of fire extinguishers, eyewash & safety showers, and exit lights etc.
• Monitor steam and Hot water boiler systems, record information as requested
• Troubleshoot high speed roll up doors
• Perform assigned facility inspections and due diligence efforts, reporting on as-found conditions impacting satisfactory client occupancy, operations, and safety
• Check malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.
• Maintain and repair locks, locking mechanisms, closers, doors, and controllers
• Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps
• Provide all other building maintenance, repair, and restorative procedures as directed
• Perform general technician tasks to maintain buildings to include ceiling tiles, grid etc.
• Maintain electrical breakers, switches, receptacles, junction boxes, conduit, lights, and ballasts.
• Perform temporary emergency general roofing repairs.
• Prepare, prime and paint building interior and exterior surfaces, office, outside and controlled work environments.
• General office maintenance - hang pictures, install keyboard trays, repair office furniture systems
• Must be capable of identifying, utilizing, and operating tools and equipment associated with craft discipline.
• Must demonstrate the ability to comprehend and recognize all job-related work permits and complete Job Hazard Analysis
• Must be able to perform work wearing personnel protective equipment. Including but not limited to the following: rain gear, chemical protective clothing, dust masks, safety harness, flame retardant coveralls, flash suit with gloves and hood, hard hat, ear plugs, and safety glasses
• Must be qualified to operate a man lift, scissor lift, forklift and respirator fitted
• Must be able to work in high places (not afraid of heights) and work in confined spaces
• Must be able to work off lifts and scaffolds and understand elevated work standards
• Comply with policies for the safe storage, usage and disposal of hazardous materials.
• Maintain compliance to State, County, or City Ordinances, Codes, or Laws
• Document work performance and materials procurement, as directed
• Any and all other duties assigned.

Required Qualifications:

• +5 years of experience as a maintenance technician or on field.
• High school diploma or state equivalent.
• Experience with piping/plumbing systems, mechanical systems, and boiler controls/operation.
• Perform required job functions with minimal supervision
• Able to work in a customer service environment interacting with the client.
• Team player with good interpersonal skills
• Fluent in English.
• Conflict resolution skills.
• Ability to communicate well in both oral and written reports.
• Proficient with computer-based systems and programs, including Microsoft Office and Outlook.
• Must be able to adequately perform required job functions like lift 50lbs, overhead work / working at heights, bend, and move in such a way as to perform job tasks in a safe and approved manner.
• Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle.
• Able to work in close places such as closets, crawl spaces, attics, vaults, etc.
• Subject to 24-hour availability and required to work in all weather conditions
• Work may take place in either the maintenance shop and/or in the plant depending upon the job requirements.

Preferred Qualifications:

• Trade license, apprenticeship/or equivalent trade experience vocational certification
