Job summary

ZRS Management is seeking a dedicated Maintenance Technician to support residents and work with the Maintenance Supervisor. The role covers technical repairs across plumbing, electrical, HVAC and appliances, plus apartment turnover and routine building upkeep.

You will help maintain a preventive maintenance program, ensure safety of all equipment, and participate in on-call hours. ZRS offers comprehensive benefits and growth potential within a career track.

Qualifications

• Must have valid driver’s license with an acceptable driving record and proof of auto insurance.
• EPA certification preferred; if required, must be obtained within 90 days of start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, HVAC, appliances and related areas.
• Complete apartment turnover maintenance within 3–5 business days and finalize turnover checklist.
• Maintain common areas: sweep, mop, vacuum, empty trash, pressure wash, clean windows.
• Monitor exterior for roof, siding, shutters and related issues.
• Support a preventive maintenance program for the assigned area.
• Ensure safe condition of all equipment and structures within scope.
• Enter newly purchased tools/equipment into inventory and keep area orderly.
• Follow all safety rules and work cooperatively with team.

Job Description:

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver’s license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
